Fed Leaves Rates Alone But Hints at Future Hikes

The Federal Reserve decided Wednesday to hold off on raising its short-term interest rates. But it hinted that it likely will deliver its third interest rate increase of the year at its next meeting in late September. The Fed’s key rate does not have a direct impact on mortgage rates, but it usually influences them.

“Economic activity has been rising at a strong rate,” the Fed’s statement read. Economic output rose at a 4.1 percent annual rate in the second quarter, which is the highest three-month increase since 2014.

In June, the Fed had raised its benchmark rate to a range between 1.75 percent and 2 percent. On Wednesday, it voted unanimously to keep the rate at 2 percent. The Fed has hinted at two more increases before the end of 2018.

“The cost of borrowing has increased, whether you are dealing with mortgage loans, auto loans, student loans, or credit cards,” Ric Edelman, co-founder and executive chairman of Edelman Financial Services, told CNBC. “It’s more expensive now than it was a month ago and it’s projected that it will get higher still.”

The economy, the Fed, and inflation all have an influence over long-term fixed-rate mortgages. Mortgage rates have already been on the rise, with the 30-year fixed-rate mortgage averaging about 4.71 percent, up from 4.09 percent in 2015, CNBC reports.

Those with adjustable-rate mortgages or home equity lines of credit will also be affected. Greg McBride, chief financial analyst at Bankrate, recommends those with ARMs to refinance into a fixed-rate mortgage that will likely offer a lower rate than what an ARM will adjust to later this year. Homeowners with HELOCs, McBride adds, may want to ask their lender to freeze the interest rate on their outstanding balance or consider refinancing into a fixed-rate home equity loan (note that there are caps on how much owners can access).

Pittsburgh Pennsylvania ranked #4 on the list of cities with the highest request and acceptances of home improvement loans by lenders.  The report by lendingtree is a vital report to people looking to see what areas are upgrading their homes and making property values soar.

There must be a remodeling bug flying around Oklahoma City. The area ranked the highest of the 50 largest U.S. cities by volume of home improvement loans issued to homeowners, according to a new analysis by LendingTree.

San Jose, Calif., ranked second on LendingTree’s list. Analysts say the city’s high home prices and tight inventory have benefited current homeowners, who are seeing a rise in equity that they can then apply to bettering their homes.

“In the existing market, there is a shortage of current owners willing to sell, in part because it can prove challenging to find another house to buy while you sell or once you sell your home,” says Tendayi Kapfidze, chief economist at LendingTree. “In lieu of moving, many homeowners choose to improve their current homes and, for larger projects, homeowners may take out a loan to finance the renovation.”

The following three cities have the highest rate of home improvement loans, according to LendingTree:

1. Oklahoma City

  • Median loan amount: $15,000
  • Median borrower income: $64,000

2. San Jose, Calif.

  • Rate of home improvement loans: 0.75%
  • Median loan amount: $374,000
  • Median borrower income: $144,000

3. Salt Lake City

  • Rate of home improvement loans: 0.72%
  • Median loan amount: $130,000
  • Median borrower income: $77,000

New kitchens, in all white and some stainless are what the modern home owner is looking for.   A home builder recently did a survey of new home buyers and white was fair and away the number one choice, followed by natural wood.   The builder also asked people who were thinking of purchasing in say the next ten years, also mentioned distressed wood cabinets as a third option.  Very few choose the dark or stained wood look that was popular only a few years ago.

The common space for the family or the combination living and dining and new kitchen were also rated as more important to prospective home buyers than bedroom and basement sizes.  Many stated that they would forego a larger master bedroom for a new kitchen and larger common living space.  The home office did make a slight comeback on the survey where over half of the people asked also would prefer to have a home office in their next new home purchase.

The U.S. home ownership rate posted another increase, reaching 64.3 percent in the second quarter, up a tenth of a percentage point from the first quarter, the Commerce Department reported this week. The rate has increased 0.6 percentage points over the past year.

Younger Americans, specifically those under the age of 35, are behind most of the recent increases in the ownership rate. The home ownership rate of this younger buyer group increased to 36.5 percent in the second quarter, up 1.2 percentage points from a year earlier.

Despite the overall increase in the second quarter, the home ownership rate still remains far below its peak of 69.2 percent in late 2004.

Some economists are skeptical whether the home ownership rate will continue its recent climb. Sales of existing homes dropped 2.2 percent in June, and sales of newly built homes also dropped in June compared to the previous month, according to the National Association of REALTORS® and National Association of Home Builders. Low inventories of homes for-sale, higher home prices, and higher mortgage rates are all keeping an unseasonal lid on home sales this summer. Existing-home prices have surged 5.2 percent over the past year to a record high in June, NAR reports. The 30-year mortgage rate has increased more than half a percentage point since early January to 4.54 percent, according to Freddie Mac.

“Home ownership has bottomed out, but is likely to go more or less sideways for the foreseeable future,” Mark Zandi, economist of Moody’s Analytics, told The Wall Street Journal. “Easing credit standards and a strong job market will support home ownership, but higher mortgage rates and the change in the tax law weigh on it.”

New single-family home sales dropped 5.3 percent month-over-month in June to a seasonally adjusted annual rate of 631,000, the Commerce Department reported Wednesday. This marks the lowest monthly annualized sales pace since October 2017.

Builders say ongoing supply constraints are being exacerbated by recent tariff disputes, which are raising the costs of building materials. In April 2017, the Trump administration imposed anti-subsidy duties on imports of Canadian softwood lumber. Builders have said that move has significantly raised the cost of building a new home.

“Uncertainty caused by tariffs and the talk of trade wars are making home buyers more cautious, and builders are taking note of this situation,” says Randy Noel, chairman of the National Association of Home Builders. “Not only are consumers and builders concerned about the current lumber tariffs but also the next round of proposed tariffs on a number of goods and services.”

The median sales price of new homes dropped to $302,100 in June, 4.2 percent lower than a year prior. “That prices were lower likely shows the dominance of homes sold in the South—where prices are lower—than a lack of demand,” Robert Frick, corporate economist for Navy Federal Credit Union in Vienna, Va., told Reuters.

While new-home sales under performed in June, the builders’ trade group still sees “solid demand for new-home construction.” New-home sales were up in the first half of 2018 and remain 6.8 percent higher on a year-to-date basis compared to last year, says Robert Dietz, NAHB’s chief economist.

But a shortage of new construction persists. In June, the stock of new homes rose to a nine-year high of 301,000 units, but supply is still just over half of what it was at the peak of the housing boom in 2006.
