Gadgets Buyers Will Pay Extra to Have

More builders are outfitting newly constructed homes with smart-home technology, and many buyers say they’ll pay extra for it, according to research from John Burns Real Estate Consulting. Sixty percent of home shoppers say they’d spend more on a home with a smart thermostat, the consulting firm’s survey of more than 23,000 shows. Slightly more—67 percent—say they’d pay extra for an oversized kitchen.

More than 60 percent of new-home buyers also say they’d pay more for an exterior security camera and smart locks.

In a separate John Burns survey of more than 300 home builders, 53 percent say they incorporate smart-home technology into new construction. Even so, 42 percent of buyers say they would purchase additional technology.

John Burns Real Estate Consulting found some differences among certain segments of buyers regarding which smart-home tech they find most attractive, including:

  • Young singles and couples: most likely to choose smart thermostats.
  • Families: most likely to choose a smart garage that is responsive to app controls and voice commands.
  • Older buyers: most likely to pay extra to have smart locks.

Millennials could stand to make some improvements to their credit files. Only 39 percent of millennials without a mortgage have a prime or better score, and the majority are facing higher delinquency rates on personal loans, shows a newly released study from Experian, an information services company.

Eighty-six percent of millennials recently surveyed say they believe that buying a house is a good financial investment, according to the National Association of REALTORS®’ data. However, Experian’s research shows that only 15 percent have a mortgage today. Further, 61 percent of millennials are near prime or worse and may need to improve their personal loan and bankcard usage habits in order to obtain lower rates for when they are ready to take out a mortgage.

“This data presents good news for younger, thin file millennials interested in buying a home,” says Michele Raneri, vice president of analytics and business development at Experian. “We’re seeing that small changes in financial behaviors such as building a history of on-time payments and improved credit practices can help lenders shift from viewing millennials as high-risk to low-risk relatively quickly. Knowing where you stand from a credit perspective is critical to improving your financial well-being.”

Experian evaluated personal loan trends, credit scores, bankcard behaviors, and mortgage trends of about 60 million millennial consumers.

The average consumer VantageScore is 677 in the U.S., and the study found that credit scores usually get closer toward prime level (661-780) as people age. Younger millennials (ages 22 to 28) have an average near prime score of 652, and older millennials (29 to 35) have a prime score of 665.

“Often, young people start their credit journey with a couple of mistakes first, but in the end, these mistakes create opportunities to learn how to use and build credit responsibly,” says Rod Griffin, director of consumer education and awareness at Experian.

Millennial home buyers are, on average, 31 years old with an income of $64,000, Experian’s data shows. The average mortgage balance for a younger millennial (22 to 28) is $167,000 and $210,000 for an older millennial (29 to 35). Millennial home buyers are most prevalent in the South and West regions, according to the study.

Large-balance mortgage loans called “jumbo” loans are becoming less expensive than conforming loans. Traditionally, jumbo loans have carried higher interest rates, but since mid-2013 that has been gradually changing. Jumbo loan rates have been less expensive to borrow than a conforming mortgage loan by an average of 33 basis points during the first quarter, according to CoreLogic, a real estate data firm, on its Insights Blog.

In response, jumbo loans have been growing. The share of jumbo loans has reached its highest rate since 2009 at about 15 percent of home-purchase origination, CoreLogic reports. For comparison, in 2009, the jumbo share was just 6 percent.

Jumbo loans are those that exceed the high-balance conforming loan limit, which the Federal Housing Finance Agency set at $453,100 for most of the U.S. in 2018. Areas designated as high-cost may stretch up to $679,650.

CoreLogic researchers say one of the reasons that the jumbo-to-conforming rate difference has seen the gap decline is the increase in guarantee fees, also known as g-fees. These are fees on loans bought by Fannie Mae and Freddie Mac for conforming and high-balance conforming loans. The average g-fee has nearly tripled since 2010, jumping from 22 basis points to 57 basis points in 2017.

“Since jumbo loans are too big to be purchased by Fannie Mae and Freddie Mac, those fees have little or no impact on the note rate of the jumbo loans,” CoreLogic notes on its Insights Blog. “Fannie Mae and Freddie Mac are pricing the credit risk of conforming loans, while banks are pricing the credit risk of jumbo loans. Thus, increase in guarantee fees has the effect of raising interest rates for conforming loans with little or no impact on the mortgage rates for jumbo loans.”

Researchers also note that lenders are requiring higher credit standards to get a jumbo loan, which has lowered the credit risk to lenders and given them more incentive to issue them. The average credit score for buyers with a 30-year fixed-rate jumbo loan is 18 points higher than for buyers with conforming loans.

Fewer Americans are willing to uproot their lives to move for new job opportunities, suggests new census data.

About 3.5 million Americans relocated for a new job last year, a 10 percent drop from 3.8 million in 2015. The number has been trending lower, despite the overall population increasing 20 percent over that time, The Wall Street Journal reports.

Why are more people staying put? Experts told WSJ that some blame may rest on rebounding real estate values. Housing costs have soared higher in some regions where jobs may be more plentiful, like East and West Coast cities, but it may be pricing out some who may have otherwise been willing to relocate.

Also, more adults are making decisions with their children’s input, and that may also be part of their reluctance to disrupt friendships or routines, says researcher Thomas Cooke, who studies U.S. mobility patterns and is also a sociologist at the University of Connecticut. The number of adults caring for aging parents has grown, too. Women also are contributing more to family’s incomes in recent years—this may make it more difficult to move to a new area for only one spouse’s job.

“Such trends are chipping away at the once-common pattern of families following careers—typically the husband’s—and changing how workers think about distant job opportunities,” WSJ reports.

The share of job seekers relocating has decreased significantly since the late 1980s. In the 1980s, more than a third would move to take new job opportunities elsewhere, according to surveys from Challenger, Gray & Christmas Inc., an outplacement firm. Only about 10 percent of job seekers relocated in the first half of this year, Challenger told WSJ.

John Toey, a principal with Salveson Stetson Group Inc., an executive search firm, told WSJ that he used to assume job candidates would be willing to move when he interviewed for jobs.

“Now we go into the situation thinking it probably is an issue, so we need to bring it up,” he says. He notes the conversations have gotten much more in-depth about having to discuss job seekers’ spouse’s careers and their children’s school needs—“the whole life situation of the candidate,” he says.
