Mortgage Prepayments Climb

Mortgage prepayments, a common gauge for housing and refinancing demand, jumped to its highest level since May 2013—a good sign for the market, according to a new analysis from data and analystics firm Black Knight. Mortgage prepayments were at 1.81% in October, more than double the figure a year ago. That represents a 134% year-over-year increase, Black Knight reports.

What’s causing the improvement? Low mortgage rates are prompting more people to refinance their mortgage or buy a home. Consumers typically pay off previous loans when they buy a new home.The uptick is apparent: Existing-home sales increased 1.9% in October to a seasonally adjusted annual rate of 5.46 million—4.6% higher than a year ago, the National Association of REALTORS® reported last week.

While prepayments are rising, mortgage delinquencies decreased to 3.39% in October, which is just 3 basis points from a record low set in May. The lowest mortgage delinquencies are in Colorado, Washington, and Oregon, the report notes.

Home Staging Tips

The master bedroom is an important room to stage in oder to help potential buyers feel right at home. Apartment Therapy recently highlighted tips from designers on how to achieve a posh bedroom look without spending big bucks. A few of their ideas include:

Add overstuffed pillows. Overstuffed decorative throw cushions can offer a luxurious touch. You can buy inserts that are slightly larger. For example, designers with an 18-inch square pillow will buy 20-inch inserts. “You don’t have to go crazy piling sleeping pillows on, but hotels usually dress their beds with two pillows per person,” Apartment Therapy notes.

Bring in a tray. This can be an easy way to add some class to a room. Try placing a tray on a vanity and adding perfume bottles and a candle.

Drape a large blanket. A luxurious blanket can cover up inexpensive bedding. “A big, chunky knit throw placed across the foot of your bed will take the focus off a tired duvet or comforter,” Apartment Therapy notes. “You can also use a vintage tapestry or piece of fabric to update a plain upholstered headboard: Just drape it over the top of the headboard and tuck it behind your pillows near the mattress.”

Don’t forget texture. Layering a room with texture can also make it feel more upscale. You can achieve this through a faux fur throw draped over a side chair or a sheepskin rug displayed on the floor beside the bed. Designers also suggest rattan baskets for adding texture.

Lift the curtains. Rooms can be made to feel bigger and more open by raising curtain rods two to three inches below the ceiling line, designers note. The windows will seem larger and help to define a more elegant space.

Lenders Might Be Favoring Gen Z

Generation Z—those born after 1996—may only have started building their credit profiles, but they’re already outshining their older counterparts. Gen Z consumers have an average FICO score that’s higher than those of both millennials and Gen X, according to a new study from LendingPoint of more than 5 million near-prime loan applications.

“This is especially interesting when you consider that how long you’ve had credit is a key factor when it comes to credit scoring,” LendingPoint notes in its analysis. “Even with duration of credit use playing a role in FICO scores, Gen Z is off to a strong start in building their credit profile.”

Gen Z has an average FICO score of 637 compared to 629 of millennials and 632 of Gen X, LendingPoint’s study shows.

Gen Z consumers are showing caution with personal finances. “As children, their formative years were dominated by the Great Recession, and they watched as their parents dealt with financial uncertainty and job insecurity,” LendingPoint reports. “As a result, they don’t borrow less, just differently.”

Eighty-nine percent of Gen Zers surveyed say that planning for their financial future makes them feel empowered; 64% have already begun researching financial planning. They may think through their purchases more than previous generations too. Seventy-two percent say the cost is the most important factor when making a purchase.

More new home construction may finally be coming. Housing permits, a gauge for future construction, climbed 5% in October, reaching the fastest rate of building permit authorizations since 2007, the U.S. Commerce Department reported Tuesday. Broken out, single-family permits increased 3.2% to a rate of 909,000, while multifamily permits rose 8.2% to a rate of 552,000. Permits rose in every region of the country last month and are 14.1% higher than a year ago.

Lawrence Yun, chief economist of the National Association of REALTORS®, called the boost in housing permits “tremendously good news for the housing sector.”

“At 1.46 million units on an annualized basis, housing permits are nearly to the level needed for the country over the long haul,” Yun says. “Since new-home construction kicks off the chain reaction of people trading up and trading down by buying new and selling their existing homes, more housing inventory will surely show up in the market next year.”

October was the second-best month for housing starts so far in 2019. Total housing starts in October, including single-family and multifamily construction, increased 3.8% to a seasonally adjusted annual rate of 1.31 million units, the Commerce Department reports. Housing starts are 8.5% higher than a year ago.

“Home builders are seeing more building opportunities as market conditions remain solid,” says Greg Ugalde, chairman of the National Association of Home Builders. “Builder sentiment remains strong, and we are seeing an uptick in buyer traffic.”

The increase in buyer demand is also being driven by lower mortgage rates, which has been helping to lift the pace of single-family permits since April, adds Robert Dietz, the NAHB’s chief economist. “Solid wage growth, healthy employment gains, and an increase in household formations are also contributing to the steady rise in home production,” he says.

Single-family starts have risen for five straight months, “an unusually long streak given the volatility of these data, and are now well above the year-to-date average,” adds Stephen Stanley, chief economist for Amherst Pierpont. “The improvement in affordability has boosted demand for homes this year, and builders are coming through with new product to sell.”

Regionally, combined single-family and multifamily starts in October rose by 6.8% in the South. Meanwhile, housing starts were down 10.3% in the West, by 7.4% in the Midwest, and by 0.5% in the Northeast.

Foreclosure filings are on the rise, increasing 13% month over month in October and reaching their highest level of 2019, according to ATTOM Data Solutions’ latest U.S. Foreclosure Activity Report.

Foreclosure starts rose monthly in 36 states, marking the first double-digit month-over-month increase since February 2018, ATTOM Data Solutions reports. The metro of Minneapolis-St. Paul-Bloomington, Minn.-Wis., saw the highest increase of foreclosure starts in October, surging 189% month over month. Cincinnati, Ohio-Ky.-Ind., followed with an 111% jump, and Miami-Fort Lauderdale-West Palm Beach, Fla., rose by 109%.

Meanwhile, foreclosure starts are decreasing the most in the following markets: New Orleans-Metairie, La. (down 36% month over month in October); Pittsburgh (down 34%); and Washington-Arlington-Alexandria, D.C.-Va.-Md.-W.Va. (down 33%).
