You heard right. But don\u2019t panic\u2014buying or selling a home in 2026 isn\u2019t as complicated as the headlines may make it sound.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The National Association of REALTORS\u00ae (NAR) settlement changed some of the traditional ways real estate agents and consumers work together. By now, these changes have become part of the everyday home-buying and selling process.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So, what does it actually mean for you?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>If you&#8217;re buying a home, expect more transparency from the start.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Before your REALTOR\u00ae takes you house hunting, you&#8217;ll generally sign a written agreement explaining the services they&#8217;ll provide and how they will be compensated. The important part? <strong>You have a voice in that agreement.<\/strong> Compensation is negotiable, and your agent should clearly explain your options before you commit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And no, that doesn&#8217;t automatically mean you&#8217;re writing a check to your agent.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A seller can still offer compensation toward the buyer&#8217;s agent&#8217;s fee. The difference is that those offers can no longer be advertised through the MLS. Instead, compensation can be negotiated and communicated in other ways.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Selling a home? You have choices, too.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sellers aren&#8217;t required to offer compensation to a buyer&#8217;s agent. They can decide what works best for their situation, whether that&#8217;s offering compensation, providing other concessions, or simply negotiating the strongest overall deal.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Think of it this way: <strong>there&#8217;s more flexibility, but also more conversation.<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The biggest takeaway from the settlement is that buyers and sellers should understand exactly what they&#8217;re agreeing to\u2014and what they&#8217;re paying for\u2014before moving forward.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And that&#8217;s really not a bad thing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Real estate is one of the biggest financial decisions most people will ever make.
