With so much talk about mortgage rates, home prices, and inventory, it can be hard to know what\u2019s actually going on.<\/p>\n\n\n\n<p>Here\u2019s a quick, easy-to-understand look at how the market is doing across PA (and the U.S.) \u2014 and what it means for you right now.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcc9 Pending Home Sales Are <em>Slowing Down<\/em> \u2014 But That\u2019s Not All Bad<\/h3>\n\n\n\n<p>As of <strong>July 2025<\/strong>, pending home sales (which means homes that have gone under contract but haven\u2019t closed yet) are down <strong>just 0.4%<\/strong> nationwide compared to June. But here&#8217;s the good news: compared to last year, <strong>sales are actually up 0.7%<\/strong>. That\u2019s a huge shift from where we were a few years ago.<\/p>\n\n\n\n<p>In Pennsylvania, the story is similar:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>We\u2019re not seeing the wild market of 2021 anymore, but homes are still selling \u2014 just at a calmer pace.<\/li>\n\n\n\n<li>Buyers are being more careful (and strategic), and sellers are adjusting to today\u2019s pricing realities.<\/li>\n<\/ul>\n\n\n\n<p>This isn&#8217;t a crash \u2014 it&#8217;s a <strong>cooling<\/strong>, and honestly, that\u2019s not a bad thing.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83c\udfd8\ufe0f What\u2019s Happening Right Here in PA?<\/h3>\n\n\n\n<p>Across areas like <strong>Philadelphia, Montgomery County, Delaware County<\/strong>, and <strong>the Main Line<\/strong>, we\u2019re seeing:<\/p>\n\n\n\n<p>\u2705 <strong>More homes on the market<\/strong>: Compared to last year, there are more listings available. That means more options for buyers and less pressure to rush into a bidding war.<br \/>\u2705 <strong>Longer time on the market<\/strong>: Homes that once sold in 5\u201310 days are now taking <strong>30\u201360 days<\/strong> to go under contract. This gives buyers more breathing room.<br \/>\u2705 <strong>Pricing is stabilizing<\/strong>: Sellers are still getting good value, but pricing is no longer climbing as fast as it did in 2021\u20132022. Smart pricing matters more than ever.<\/p>\n\n\n\n<p>If you&#8217;re a <strong>buyer<\/strong>, this is great news: there\u2019s more to choose from and less competition.<br \/>If you&#8217;re a <strong>seller<\/strong>, it\u2019s still a strong market \u2014 but you need to price it right and market it well (which I can help with \ud83d\ude09).<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcb8 What About Mortgage Rates?<\/h3>\n\n\n\n<p>Mortgage rates are still higher than they were during the pandemic lows, but they\u2019ve recently <strong>started to come down slightly<\/strong>, which has encouraged more buyers to re-enter the market.<\/p>\n\n\n\n<p>Think of it this way:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>In 2022, rates spiked fast \u2014 and scared off a lot of buyers.<\/li>\n\n\n\n<li>In 2025, we\u2019re seeing more <strong>stability<\/strong>, and buyers are learning how to <strong>adjust their expectations<\/strong> and still move forward.<\/li>\n\n\n\n<li>Lenders are also offering more creative programs and flexible options to help make buying more affordable again.<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcca Should You Buy or Sell Right Now?<\/h3>\n\n\n\n<p>It depends on your personal situation \u2014 but here\u2019s what I\u2019m telling my clients:<\/p>\n\n\n\n<p>\u27a1\ufe0f <strong>Buyers<\/strong>: If you\u2019re financially ready and plan to stay in your next home for at least a few years, now is a solid time to make a move. You won\u2019t face the frenzy of a few years ago, and you may have some room to negotiate. Plus, if rates drop again, you can always refinance.<\/p>\n\n\n\n<p>\u27a1\ufe0f <strong>Sellers<\/strong>: Homes are still selling \u2014 but buyers are more informed and cautious. If your home is priced right, staged well, and professionally marketed, you\u2019ll still attract strong offers.
