After a choppy few months, <strong>pending home sales ticked up 1.8% in May<\/strong>, giving buyers, sellers, and real estate pros alike a small reason to smile. That\u2019s also <strong>1.1% higher than this time last year<\/strong>, so we\u2019re starting to see some positive momentum.<\/p>\n\n\n\n<p>If you&#8217;ve been following the ups and downs lately, you\u2019ll remember that April was rough\u2014with contract signings dropping 6.3%\u2014so May\u2019s bounce is a welcome change.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">What&#8217;s Driving the Shift?<\/h3>\n\n\n\n<p>According to <strong>Lawrence Yun, Chief Economist at NAR<\/strong>, a few things are helping stabilize the market:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Steady job growth<\/strong><\/li>\n\n\n\n<li><strong>Higher incomes<\/strong><\/li>\n\n\n\n<li>And most importantly: <strong>mortgage rates<\/strong> that are still bouncing around, making buyers extra cautious.<\/li>\n<\/ul>\n\n\n\n<p>Still, there\u2019s hope. If rates ease up a bit in the second half of the year, we could see <strong>a stronger finish to 2025<\/strong>. For reference, the <strong>30-year fixed mortgage rate averaged 6.77%<\/strong> the last week of June\u2014not exactly low, but not panic-inducing either.<\/p>\n\n\n\n<p>Bonus: <strong>Existing-home sales were up slightly in May too\u2014by 0.8%<\/strong>, the first increase since February.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">What\u2019s Happening Around the Country?<\/h3>\n\n\n\n<p>The picture varies depending on where you are. Here\u2019s a quick regional breakdown:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\ud83e\udded <strong>Northeast<\/strong>: A slight boost in activity\u2014pending sales rose <strong>2.1% from April<\/strong>. But with tight inventory, over <strong>25% of homes are still selling above asking<\/strong>. Year-over-year, they&#8217;re down just <strong>0.5%<\/strong>.<\/li>\n\n\n\n<li>\ud83c\udf3d <strong>Midwest<\/strong>: Pretty flat month to month (<strong>+0.3%<\/strong>), but a modest <strong>2.6% improvement<\/strong> compared to last year.<\/li>\n\n\n\n<li>\u2600\ufe0f <strong>South<\/strong>: Contracts rose <strong>1.0% in May<\/strong> and <strong>2.0% year over year<\/strong>. Inventory is growing, which gives buyers a bit more wiggle room when negotiating.<\/li>\n\n\n\n<li>\ud83c\udf04 <strong>West<\/strong>: This region saw the biggest jump\u2014<strong>up 6.0% from April<\/strong>\u2014but still slightly behind last year (<strong>down 1.2%<\/strong>).
