Office workers have proved they can be productive working remotely. Does it make sense for them to return to the office? And what will it take for them to do so?<\/p>\n\n\n\n<p>\u201cIt won\u2019t be the hub-and-spoke model, which companies didn\u2019t do\u201d in the past, said Doug Jamieson, corporate managing director for Savills North America, speaking Tuesday at the National Association of REALTORS\u00ae <a href=\"https:\/\/c5summit.realestate\/\" target=\"_blank\" rel=\"noreferrer noopener\">C5 Summit(link is external)<\/a>. Instead, it will likely be more like \u201chub and roam,\u201d with companies purchasing co-working credits for employees working in the suburbs.<\/p>\n\n\n\n<p>But companies will still need their hub, said Jamieson and his fellow panelists&nbsp;in a \u201cfuture of office space\u201d session talked about what that would mean for building owners and managers.<\/p>\n\n\n\n<p>\u201cInnovation will always come through collaboration, face-to-face meetings, white-boarding, hearing the tone in a person\u2019s voice,\u201d said Crystal Fisher, managing director of the commercial portfolio for Fisher Brothers, \u201cbut we\u2019re together differently, probably more intentionally, probably using space differently, and with a digital component.\u201d<\/p>\n\n\n\n<p>\u201cSome of these large corporate campuses are creating a Google-like environment for multi-tenant use,\u201d Schultz said.<\/p>\n\n\n\n<p>\u201cOnly a third of my team works in the same city anyway,\u201d Jamieson said. \u201cEvents, company retreats, off-sites will become increasingly important. They have to be prioritized and planned.\u201d<\/p>\n\n\n\n<p>\u201cOn a personal note, I went back to the office last July,\u201d said Scott Evans, chief digital officer for Related Companies and for New York\u2019s mixed-use Hudson Yards development. \u201cThere are only so many Zoom calls a person can take. Interconnectivity helps people innovate. That\u2019s tough to do unless you\u2019re face-to-face.\u201d<\/p>\n\n\n\n<p>\u201cI met a ton of people over the past 18 months,\u201d said&nbsp;Jonathan Schultz, co-founder and managing principal of Onyx Equities. \u201cBut I don\u2019t feel the same bond with that person until I get in a room with them. Most of my ideas were not my idea; they were from a conversation I had. I\u2019m not saying you can\u2019t work in collaboration with all these tools. They\u2019re amazing. But they\u2019re tools, and we\u2019re why they were created.\u201d<\/p>\n\n\n\n<p>When moderator Kristin Beck, principal and vice president of&nbsp; Project Management for Avison Young, asked about attracting workers back into the office, panelists said New York building owners and managers aren\u2019t just paying attention to safety and hygiene protocols, which are the baseline. They\u2019re building or adopting online amenity platforms, where tenants can participate in a range of services and activities.<\/p>\n\n\n\n<p>\u201cWe\u2019ve been leasing space throughout the pandemic,\u201d said Fisher. \u201cThere\u2019s a flight to quality. Everyone\u2019s looking for more now. We were building amenities before the pandemic. Now we\u2019re building lifestyle solutions. They\u2019re not coming to a job that doesn\u2019t offer a lifestyle solution, starting at the sidewalk and continuing throughout the office throughout the day.\u201d<\/p>\n\n\n\n<p>\u201cAt Hudson Yards, we look at whether we\u2019re providing the right health, food, and other options that are compelling across the campus. There\u2019s a whole digital component,\u201d Evans said. \u201cApps are where the experience happens.\u201d<\/p>\n\n\n\n<p>\u201c<a href=\"https:\/\/www.easehospitality.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">@Ease(link is external)<\/a>, our amenities solution, blends the physical and digital gap. It includes a conference center that\u2019s a recruiting tool for tenants,\u201d Fisher said. \u201cThey can use the spaces to recruit new talent looking for elevated amenities.\u201d<\/p>\n\n\n\n<p>\u201cI think of myself more as a hotelier than as a building owner,\u201d agreed Schultz. \u201cIt\u2019s fun and it\u2019s where everything has gone. We\u2019re starting to see occupancy rates increase, and we don\u2019t want to have any resistance to someone wanting to walk in that door.\u201d<\/p>\n\n\n\n<p>In a separate session on Monday, Tishman Speyer\u2019s Thais Galli, managing director of innovation, shared information about her company\u2019s own amenities platform, <a href=\"https:\/\/findyourzo.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Zo(link is external)<\/a>.
