You have a home that just won\u2019t sell. Is the listing starting to look stale? Real estate pros recently shared with Forbes.com what they do when they get a listing that has started to overstay its time on the MLS. How do you revive it to renew buyers’ interest?<\/p>\n

Lowering the price tag is one obvious way. But the property could just use a refresh. \u201cRevive a listing, in my opinion, always includes staging, painting, new photos, and new angles,\u201d Matthew Cohen, a Halstead broker in New York, told Forbes.com. He recently relisted a penthouse in midtown Manhattan by giving it a makeover, including freshly painted walls, staging, replacing light fixtures, ripping out most of the built-ins, and having new professional photos taken.<\/p>\n

Here are a few more ideas:<\/p>\n

Update the lights.<\/strong>\u00a0This can modernize a place. \u201cIt\u2019s a relatively inexpensive way to make the home look brighter and more refreshed,\u201d Nick Gavin of the Gavin Doyle Team at Compass told Forbes.com. \u201cEven changing the light fixtures themselves<\/a> can really enhance the overall aesthetic of a room.\u201d<\/p>\n

Enhance the outdoor space.\u00a0<\/strong>No matter what the size of the outdoor space, real estate pros are looking to maximize it by staging it as a cozy spot to unwind<\/a>. Cindy Scholz, a real estate pro with Compass, told Forbes.com that she called in a landscape designer to maximize the small outdoor space in a New York City home she was selling. \u201cGardens in New York City pose logistical concerns that a designer can help navigate to make the space practical and beautiful,\u201d she says. \u201cIn my experience, you always see a good return on investment when enhancing outdoor space.\u201d<\/p>\n

Stage virtually\u2014or for real.<\/strong>\u00a0Call in the stagers to freshen up the home\u2019s look. If Warburg Realty broker Claire Groome gets a stale listing, she says \u201csometimes I will virtually stage a photo or two to give it a new look online<\/a> or rewrite the description that people read.\u201d<\/p>\n

Generate buzz.<\/strong>\u201cIf you can partner with a social media influencer or get somebody to host an event there, that might get some press,\u201d Lindsay Barton Barrett, a real estate pro with Douglas Elliman. \u201cAll these strategies put the listing in front of a new audience.<\/a>\u201d<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n
