Celebrating Frank Lloyd Wright’s 150th Birthday
June 8 marks the 150th birthday of Frank Lloyd Wright, the legendary architect who continues to have a lasting footprint on the styles of residential homes, museums, churches, commercial buildings, and more.
Wright is credited as creating four major design styles during his career: Prairie, Textile, Organic, and Usonian.
“Out of these designs have come many of the features we use and love today, such as the open floor plan, radiant floor heat, which he began using in 1935, and glass walls and doors,” TopTenRealEstateDeals.com notes in an article that highlights some of the “most fascinating Frank Lloyd Wright homes” that are currently or were recently on the market. Those homes are:
The Running Water Home

This home, known as “Tirranna” (the native American word for “running water”) was built in 1955 in New Canaan, Conn., in a horseshoe shape and features glass walls that offer panoramic river and waterfall views. It boasts 7,000 square feet of living space along the Norton River. The home features seven bedrooms, nine baths, a rooftop observatory, a caretaker’s suite, a guest studio, gold-leaf chimneys, swimming pool patio, tennis courts, and sculpture paths leading to the river’s edge. The home was recently listed for $8 million but has been reduced to $7.2 million. All proceeds from the sale will be donated to charity.
A Home for Everybody

Wright often designed homes for the wealthy, but he also advocated for functional home designs that the middle class could also afford. A group of scientists from the Upjohn Company in Galesburg, Mich., requested that Wright design a community of homes in 1949, one on each circular acre. Four were ultimately constructed by Wright, showing off his Usonian design, focused on simplicity, form, and function. The homes were known as Wright’s first foray into organic ranch-style architecture. The homes within Galesburg Country Homes Acres (later renamed to just The Acres) were built with natural materials, walls of glass for winter passive solar collection, radiant-heated floors, flat roof lines with overhangs, carports, and built-in furniture, TopTenRealEstate.com notes in the article. One of the homes, the Samuel and Dorothy Eppstein residence, was on the market last year and sold for $368,000, the lowest-priced Wright home on the market in 2016. The 2,250-square-foot Usonian home has three bedrooms, two baths, a large general purpose room, built-ins, and 10-foot walls of glass offering views of the outdoor valley and meadows.
Wright’s Beach House

Wright designed this home on Crystal Lake in Virginia Beach originally for Andrew and Maude Cooke in the late 1950s. The construction on the home began in 1959, just two weeks before Wright’s death. Wright designed the home to take advantage of the views of the woodland and dunes along the water. His Usonian design is again on display here, with “his passive solar hemicycle aesthetic of a sweeping half circular design leading the eye to the dunes and lake,” TopTenRealEstate.com notes. The home features a private drive leading to the home filled with towering trees and greenery, a conservative entrance that does little to hint at the long curve of solid glass that shows off the lake views from the home’s interior. The home has been awarded a preservation award from the American Institute of Architects after the latest owners Daniel and Jane Duhl’s reservation of preserving Wright’s work in the home in the 1980s. The home recently sold in 2016 for $2.2 million.
Completely Preserved

Known as the Olfelt House in Minnesota, this was one of the last Wright homes to recently be sold by the original owners. It was designed in 1958; construction was completed in 1960. The home overlooks 3.77 acres of forest and meadows. Because the Olfelt family has been the only owners, the furniture and fixtures of the Wright-designed home have stayed intact and are in their original condition. Through the home’s architecture, Wright showed off his deeper understanding of family lifestyles with open floor plans, huge spans of glass bringing the outdoors inside, terraces to hold outdoor equipment, a spacious modern kitchen, home office, and a large lower-level family room. The 2,647-square-foot home has three bedrooms, two baths, and an open floor plan with Wright’s signature vaulted ceilings and large living room fireplace. The home is currently listed for $1.295 million, which includes the furniture and lighting.

Fannie to Loosen Mortgage Requirements
Government-sponsored financing giant Fannie Mae will ease its requirements next month, raising its debt-to-income ceiling from 45 percent to 50 percent on July 29. The move could pave the way for a larger number of new buyers to qualify for a mortgage, particularly millennials who may be saddled with student loan debt.
The debt-to-income ratio compares a person’s gross monthly income with his or her monthly payment on all debt accounts, including auto loans, credit cards, and student loans. It also factors in the projected payments on the new mortgage. Lenders see applicants with lower debt-to-income ratios as less at risk of defaulting.
Fannie Mae, Freddie Mac, and the Federal Housing Administration have exemptions that allow them to buy or insure loans with higher ratios than the federal rules, which are set at a maximum of 43 percent. The FHA allows debt-to-income ratios of more than 50 percent in some cases.
In a recent study, Fannie Mae researchers looked at more than a decade and a half of data from borrowers with debt-to-income ratios in the 45 percent to 50 percent range. They found that a significant number of these borrowers had good credit and were not prone to default.
“We feel very comfortable” with the increased debt-to-income ratio ceiling, says Steve Holden, Fannie Mae’s vice president of single-family analytic. “What we’re seeing is that a lot of borrowers have other factors” in their credit profiles that reduce the risks associated with slightly higher debt-to-income ratios. For example, these borrowers may make higher down payments or have cash reserves of 12 months or more.
Many lenders say they’re happy to see Fannie loosen up their debt-to-income guidelines a bit. Joe Petrowsky, owner of Right Trac Financial Group in Hartford, Conn, calls the move “a big deal” for potential buyers who are currently being rejected for mortgages: “There are so many clients that end up above the 45 percent debt ratio threshold.”
But that doesn’t mean that anyone with a debt-to-income ratio of below 50 percent will be approved. Borrowers will still be closely vetted by Fannie’s underwriting system to examine their complete application, including income, down payment, credit scores, and more.

Most Expensive Bills Your Clients Will Pay
Your buyers are probably focused on saving up for a down payment in order to purchase a home. But once they’re new homeowners, they could find themselves in over their heads financially if they haven’t prepared for other costs associated with home ownership.
You could help your clients now to be ready for the hidden costs of home ownership by making a list of all the expenses they will incur in the first year after buying a home, says Jenna Rogers of financial planning firm Mission Wealth Management. “[Then tell them to] open a new savings account and designate it as the ‘home account,’” Rogers suggests. “Send the necessary amount to this home account every month. That way, when you have to pay property taxes, for example, you’ve already had the cash built up.”
Here are some of the heftiest costs of home ownership your clients need to be aware of, according to realtor.com®:
Property taxes. This is often the largest home expense after a mortgage, and some of the highest property-tax rates are in the Northeast. Buyers there might need to take extra financial measures to make sure they can afford their home. Homeowners in Buffalo, N.Y., for example, pay 2.9 percent of their home’s value in property taxes. In Rochester, N.Y., they pay 2.8 percent. Nationally, homeowners pay an average of $2,100 a year in property taxes, according to the Census Bureau. “In states where you have wealthier people with more expensive homes, that tends to drive property taxes higher,” says John Buhl, spokesperson for the Tax Foundation.
Home insurance. Buyers in Florida beware: Average home insurance costs in the state are the nation’s highest. At $298 per month, it’s nearly three times the national average of $102 per month, according to Insurance.com. (The average cost of insurance refers to policies on a $200,000 home with a $1,000 deductible and a $100,000 liability.) Also, make sure to bust these home insurance myths for your clients.
Maintenance and remodeling. A leaky roof or cracked foundation can be costly to repair. Financial experts suggest setting aside 1 percent of your home’s value for maintenance costs each year. Know which projects will put the most money back in your clients’ pockets.
Utility bills. Water and electricity bills can add up, but buyers should also remember that they have to pay for trash pick-up as well. Homeowners in Connecticut spend the most on heating oil at an average of $104 per month, according to an analysis by WalletHub. Owners in the city of Bridgeport incur an average $309 monthly bill for heating oil and natural gas—the highest in realtor.com®’s study. Areas of Florida have some of the highest electricity bills due to high use of air conditioners. Owners in Cape Coral, Fla., pay an average of $216 a month for electricity—the highest in the country. Miami residents pay $184 a month for electricity.
So, overall, where will homeowners pay the highest costs? Realtor.com® ranked the 100 largest metro areas by criteria such as property taxes, home insurance premiums, remodeling costs, maintenance and repairs, and pest control. These are the seven cities where the cumulative costs of home ownership are highest.

National Home ownership Month kicks off this month, and President Donald Trump is pledging to strengthen the middle class by reducing rules and regulations and cutting taxes that he believes will help them become homeowners.
This year’s theme for National Home ownership Month is “Find Your Place in a New Era of Home ownership.”
“For generations of Americans, owning a home has been an essential element in achieving the American dream,” Trump wrote in a proclamation. “Home ownership is often the foundation of security and prosperity for families and communities and an enduring symbol of American freedom. These policies will unshackle our economy and create and sustain high-paying jobs so that more Americans have the resources and freedom they deserve to fulfill their American dream.”
Trump acknowledged many of the roadblocks young families and minorities are facing in saving up for a down payment and their struggle to access to credit. HUD Secretary Ben Carson at a recent forum on U.S. home ownership also addressed the challenges millennials are facing when trying to attain home ownership.
“We recognize the abiding value of owning a home, and rededicate ourselves toward ensuring that every hardworking and creditworthy American enjoys a fair chance at becoming a homeowner,” Carson said in a statement.
The nation’s home ownership rate fell to 63.6 percent in the first quarter of 2017, down from 69.1 percent at the market’s peak in 2005, according to U.S. Census data.
Some housing experts are skeptical that Trump’s policies will lead to more Americans being able to purchase homes. For example, Ken Johnson, a real estate economist at Florida Atlantic University in Boca Raton, Fla., pointed to Trump’s proposal to double the standard deduction that taxpayers can use to lower the tax burden. He believes this could diminish the value of the mortgage interest deduction that homeowners use to lower their costs.
“The larger standard deduction should noticeably minimize the demand for home ownership,” Johnson says.

Stellar Yelp Reviews Buoy Home Prices?
A good Yelp review of a restaurant can certainly be a boon to that eatery’s business, but a new study shows that it can also be a boon to nearby home values too.
Researchers used Washington, D.C., to test their theory into restaurant quality and impact on property values. They found the number of highly rated restaurants, measured by Yelp reviews, within a one-mile radius of a home was associated with an 11.5 percent increase in the home’s value, according to the study appearing in the Journal of Urban Economics.
Restaurants that provide good value by being less expensive and highly rated were the only type of restaurant associated with higher home values, according to the study. Further, researchers discovered the link between restaurant quality and home values has only appeared since Yelp became popular in the Washington, D.C., area in 2008. Before that, researchers found no significant relationship to restaurant reviews and home values.
“Prior to Yelp, people had imperfect information about a restaurant’s quality, making it difficult for sellers and buyers of homes to incorporate the value of proximity to high quality restaurants into home prices,” Forbes.com columnist Adam Millsap reports on the study’s findings. “After Yelp made this information accessible, it was capitalized into the value of the home.”
