Thirty-seven percent of U.S. adults typically tend to reach for their smartphone to access the internet, a significant increase from the 19% of Americans who reported doing so in 2013, according to a new Pew Research Center survey. Younger adults between the ages of 18 to 29 are the most likely to reach for their smartphone to access the internet (at 59%). Overall, 17% of Americans say they are “smartphone only” internet users.

Buyer’s Market Lifts Home Sales

For the first time in two months, existing-home sales rose in May as consumers rushed to take advantage of lower mortgage rates and greater inventory. Total existing-home sales—completed transactions including single-family homes, townhomes, condos, and co-ops—jumped 2.5% month over month in May, reaching a seasonally adjusted annual rate of 5.34 million, the National Association of REALTORS® reported Friday. All four major regions of the U.S. saw an increase in sales last month, led by the Northeast.

“The purchasing power to buy a home has been bolstered by falling mortgage rates, and buyers are responding,” says NAR Chief Economist Lawrence Yun. However, total sales are still down 1.1% compared to a year ago.

Homes are selling at a brisk pace—an average of 26 days in May—and Yun continues to call for more new-home construction to meet growing demand. “More new homes need to be built,” Yun says. “Otherwise, we risk worsening the housing shortage, and an increasing number of middle-class families will be unable to achieve homeownership.”

Here’s a closer look at some of the top housing indicators from NAR’s latest report:

  • Home prices: The median existing-home price for all housing types in May was $277,700, up 4.8% from a year ago. This marks the 87th consecutive month for annual increases.
  • Inventories: Total housing inventory at the end of May rose to 1.92 million, up 2.7% from a year ago. Unsold inventory is at a 4.3-month supply at the current sales pace. While inventory was higher in May, it still remains near historic lows, Yun says. “Solid demand along with inadequate inventory of affordable homes have pushed the median home price to a new record high,” he says.
  • Days on the market: Fifty-three percent of homes sold in May were on the market for less than a month. Properties remained on the market an average of 26 days in May, matching averages from a year ago.
  • All-cash sales: All-cash transactions comprised 19% of sales in May, down from 21% a year ago. Individual investors tend to make up the largest bulk of all-cash sales. They purchased 13% of homes in May, down slightly from 14% a year ago.
  • Distressed sales: The number of foreclosures and short sales continues to shrink. They represented just 2% of sales in May, down from 3% a year ago. Less than 1% of existing-home sales in May were short sales.

Regional Breakdown

Here’s a closer look at how existing-home sales fared across the country in May:

  • Northeast: Existing-home sales rose 4.7% to an annual rate of 670,000, nearly matching its pace from a year ago. Median price: $304,100, up 6.6% from May 2018.
  • Midwest: Existing-home sales increased 3.4% to an annual rate of 1.22 million, 3.9% below a year ago. Median price: $220,500, an increase of 5.6% from a year ago.
  • South: Existing-home sales increased 1.8% to an annual rate of 2.32 million in May, up 1.3% from a year ago. Median price: $241,400, up 3.6% from a year ago.
  • West: Existing-home sales rose 1.8% last month to an annual rate of 1.13 million, 3.4% below a year ago. Median Price: $409,100, up 4.1% from a year ago.

Home purchasing activity among investors has reached the highest level in the past two decades, shows a new report, “Investor Home Buying,” released by CoreLogic. The increase isn’t from the big institutional buyers of recent years, the report says, but from more smaller investors entering in.

Investors appear to be homing in on the starter home tier for their purchases, which is giving first-time home buyers more competition, CoreLogic notes.

By the end of 2018, the investment rate in the U.S. housing market stood at 11.3%—the highest rate in CoreLogic’s records, dating back to 1999.

Following the Great Recession, large institutional investors made up the bulk of investment activity. But that has shifted as more smaller investors have started stepping in.

Small or “mom-and-pop” investors—those who purchase 10 homes or fewer—have grown from 48% of all investor-purchased homes in 2013 to more than 60% in 2018.

Large investors—those who purchased more than 101 homes—nearly doubled their activity between 2000 and 2013. However, they’ve pulled back since the foreclosure crisis and now comprise about 15.8% of purchases, the report shows.

Medium-sized investors—those who purchase between 11 and 100 homes—have also gradually been decreasing their market share, falling from a peak of 30% in 2010 to 22.7% in 2018.

First-time buyers may be seeing more competition from investors. The share of starter homes purchased by investors peaked at one in five homes over the last two years, at a rate of 20.3% in 2017 and 2018, the report shows.

Researchers also found that larger increases in investor activity with lower tier homes over 2012 to 2018 is “strongly correlated” with tightening housing market conditions in those markets where they’re most present.

The markets with the highest investor activity in 2018, according to the report are:

  • Detroit: 27% (investor purchase share)
  • Philadelphia: 23.3%
  • Memphis, Tenn.: 19.7%
  • Long Island, N.Y.: 18.8%
  • Oklahoma City: 18.7%
  • Atlanta: 18.5%
  • Des Moines: 17.2%
  • Baltimore: 17.2%
  • Camden, N.J.: 16.7%

Long-Term Flood Insurance Reforms

The Financial Services Committee of the U.S. House of Representatives voted unanimously on Tuesday to approve a five-year extension to the National Flood Insurance Program, the nation’s largest flood insurer. The bill also includes a mandate to improve the country’s flood maps.

Congress has approved several short-term extensions to the NFIP in recent years. This latest bill would provide a longer means of support to the program, which is billions of dollars in debt.

Congress recently voted to extend the NFIP to Sept. 30, but the program’s fate is unknown after that date unless Congress acts to extend the NFIP again or propose a longer-term solution.

The National Association of REALTORS® has been working with lawmakers to avoid a lapse of the NFIP, which the association estimates could jeopardize up to 40,000 home sales a month. Flooding is the most common disaster in the United States, and the NFIP serves Americans in more than 20,000 communities nationwide. The program provides flood insurance to more than 5 million U.S. homes.

Federal law requires the purchase of flood insurance for a federally backed mortgage in special flood hazard areas designated by FEMA. Private flood insurance is also available in many high-risk areas, but the NFIP may be the only option for some homeowners.

The bill that the Financial Services Committee approved on Tuesday would allocate $500 million a year over five years to update flood maps and better identify high-risk areas for flooding. The bill also provides a provision that would allow borrowers who left the program to take out private flood insurance to later return, if needed, without having to pay a penalty.

The bill will now go before the full House for approval. The Senate must be then approve it to bring it to President Donald Trump.

AC Upgrades Could Save Hundreds on Energy Bills

The right home improvements could help shave energy bills by up to 35% or unlock up to $627 in annual savings, according to the U.S. Department of Energy.

Steve Chalk, who recently retired from his work at the department, told CNBC that a home energy assessment can help determine what the best savings projects are for a homeowner to take on.

Home energy audits cost about $400, but the price greatly depends on the type of residence and its location.

“You could easily have payback for that [assessment] in a couple of years,” Chalk says. “You’re not only saving money in the long term, but your house is more comfortable, and your air quality can be better.”

Some of the big items that are sending energy costs higher in many homes: proper insulation, incandescent lighting, or air conditioners that aren’t the correct size.

Chalk says one of the most common mistakes he sees is that many homeowners have an air conditioning system that is too large. Therefore, it does not run as long as smaller ones, Chalk says. “[That] might sound energy-efficient, but it’s not,” he says.

Sealing up air leaks in heating and air conditioning ducts or crawl spaces can also offer energy savings, Chalk says.

Even small changes can add up, too. For example, switching from incandescent lighting to LEDs can increase a home energy efficiency by about 85% alone, he says. Programmable thermostats and power strips can also help save on bills.

Some cities offer incentives to help offset energy efficiency and renewable energy upgrades. Check the Database of State Incentives for Renewables & Efficiency website to search for incentives by state.
