The 30-year fixed-rate mortgage inched up this week, but still remains well below averages from a year ago.

The 30-year fixed-rate mortgage closed the month of August by averaging 3.6%, nearly a full percent lower than a year ago, Freddie Mac notes.

“Low mortgage rates along with a strong labor market are fueling the consumer-driven economy by boosting their purchasing power, which will certainly support housing market activity in the coming months,” says Sam Khater, Freddie Mac’s chief economist.

Freddie Mac reports the following averages with mortgage rates for the week ending Aug. 29:

  • 30-year fixed-rate mortgages: averaged 3.58%, with an average 0.5 point, rising from last week’s 3.55% average. Last year at this time, 30-year rates averaged 4.52%.
  • 15-year fixed-rate mortgages: averaged 3.06%, with an average 0.5 point, rising from last week’s 3.03% average. A year ago, 15-year rates averaged 3.97%.
  • 5-year hybrid adjustable-rate mortgages: averaged 3.31%, with an average 0.4 point, dropping from last week’s 3.32% average. A year ago, 5-year ARMs averaged 3.85%.

More than half of potential home shoppers say they’ll put their home search on hold if another economic downturn strikes, according to a newly released survey from realtor.com®. Although buyers are optimistic that it will be more mild than the Great Recession in 2008, they still say it would make them more hesitant in the housing market.

More than 36% of the 755 active buyers surveyed this month by Toluna Research, on behalf of realtor.com®, said they expect the next recession to occur sometime in 2020. Seventeen percent expect a recession to still occur this year, 14% expect one in 2021, and 7% by 2022.

When a recession does occur, nearly 56% of survey respondents said they would delay their home search until the economy improved.

“Economic activity is cyclical, so yes, undoubtedly we will face another recession at some point in the future, but we do not expect it to be anything like 2008,” says George Ratiu, senior economist at realtor.com®. “The next recession will likely be driven by factors outside of housing, such as a prolonged trade war, cutbacks in corporate spending or contagion from a European recession. Unlike 2008, mortgage underwriting has been more disciplined and regulated, which should provide a more secure foundation for housing during the economic ups and downs.”

Indeed, home buyers do believe any future economic downturn this time around will be less severe than the last. About one-third of buyers (35%) said they would be concerned that a future recession would be worse than 2008.

“When warned about an incoming storm, Americans know to prepare by stocking up on necessities and reinforcing their shelter,” Ratiu says. “Similarly, given the cyclical nature of economic activity, consumers can and should prepare for the next downturn now. Taking steps to shore up their financial well-being, strengthening their professional networks, and having adequate savings would provide cushioning during the slowdown.”

The share of single-family rentals is growing, and more builders are jumping in to build a home that can be rented out from the get-go.

But how are single-family rental homes different than your typical single-family home?

Single-family built-for-rent homes tend to be smaller than their for-sale counterparts. The median square footage of a single-family built-for-rent home was about 1,500 square feet in 2016, which is significantly smaller than the 2,419 median square feet for other new-home builds, according to the National Association of Home Builders. Eighty percent of single-family homes built for rent are under 2,000 square feet.

Some additional characteristics noted on NAHB’s Eye on Housing blog of single-family built-for-rent homes are:

  • They tend to have fewer bedrooms and bathrooms. Twenty percent of SFBFR homes had just one full bathroom compared to less than 1% of for-sale homes.
  • They are more likely to be a single-story building.
  • They are seven times more likely to be a townhouse.
  • They are more common on a smaller lot.
  • They are more likely to have a vinyl siding exterior and less likely to have stucco.
  • They are more likely to have one-car garage or no garage.

The highest share of single-family homes built-for-rent are located in the West South Central Census division—Texas, Oklahoma, Arkansas, and Louisiana, NAHB reports.

From water damage cover-ups to dismissing small foundation cracks, homeowners may be trying to hide certain household issues. But a little routine maintenance can help prevent some situations from becoming bigger issues.

Home inspectors recently chimed in on Apartment Therapy with the most prevalent maintenance mistakes they see in properties all of the time, including:

1. Painting over water damage.

A fresh coat of paint can help work wonders in a property but it won’t fool a home inspector. John Mease, a home inspector in Atlanta, notices homeowners paint over water damage in a lot of properties he inspects. The most common areas he sees are surrounding a shower in a bathroom or on a ceiling. Water damage can be a sign of leaks. If rotted wood is behind the fresh coat of paint, the paint often will promote more rot and not fix it, home inspectors warn. Only once the leak is fixed should homeowners paint over the damage. Bob Vila recommends first cleaning the stain with bleach, apply a coat of stain-blocking primer, and then paint over it.

2. Failing to change the HVAC filter.

The longer homeowners go between changing their HVAC filters, the more stress they can put on their system. This can cause more debris to build up in the vents and ducts too, according to Cristina Miguelez of Fixr.com. Instead, homeowners should change their filters about once a month if they have pets or use their HVAC system every day. They can swap it out every three months in other scenarios, experts recommend.

3. Disregarding small foundation cracks.

Even a small crack in the foundation could prove problematic. “If a dime can fit into the crack, it could potentially lead to significant basement leaks,” Chuck Naish, founder of City Residential Foundation Center in Ottawa, Canada, told Apartment Therapy. He recommends homeowners fix any small foundation cracks—at least 1/8’’—with spray or waterproofing paint. For anything bigger or if any doubts, he recommends calling in a professional to take a look.

Existing-home sales showed improvement in July, a welcome sign for what has been a mostly sluggish summer real estate market. Reversing course last month, sales climbed 2.5% over June, the National Association of REALTORS® reported Wednesday. The Northeast was the only major region of the U.S. to see sales decline in July. The bulk of sales growth was attributed to the West.

“Falling mortgage rates are improving housing affordability and nudging buyers into the market,” says Lawrence Yun, NAR’s chief economist. But a shortage of supply in the lower price brackets continues to limit sales growth, he adds. “The shortage of lower-priced homes have markedly pushed up home prices.”

Home price appreciation has been stronger in the lower price brackets compared with the upper price ranges. Comparing the same homes that were sold in 2018 and in 2012 in 13 large metro areas, the lower half of the market jumped by more than 100% in 2018 in metro areas such as Atlanta-Sandy-Springs-Roswell, Ga. (165%); Denver-Aurora-Lakewood, Colo. (103%); Miami-Fort-Lauderdale, Fla. (119%); and Tampa-St. Petersburg-Clearwater, Fla. (125%). On the other hand, the median home price for homes purchased in the upper half of the market in these same metro areas in 2012 increased at a much slower pace, according to an analysis of proprietary deed records data from Black Knight Inc. and Realtors Property Resource®.

“Clearly, the inventory of moderately priced homes is inadequate and more home building is needed,” Yun says. “Some new apartments could be converted into condominiums thereby helping with the supply, especially in light of new federal rules permitting a wider use of Federal Housing Administration mortgages to buy condo properties.”

A closer look at key indicators from NAR’s July housing report:

  • Home prices: The median existing-home price for all housing types in July was $280,800, up 4.3% from a year ago ($269,300).
  • Housing inventories: Total housing inventory at the end of July decreased to 1.89 million, a 1.6% drop from 1.92 million one year ago. Unsold inventory is at a 4.2-month supply at the current sales pace.
  • Days on the market: Fifty-one percent of homes sold in July were on the market for less than a month. On average, properties stayed on the market for 29 days in July, up from 27 days a year ago.
  • All-cash transactions: All-cash sales accounted for 19% of transactions in July, down from 20% a year ago. Individual investors and second-home buyers make up the bulk of cash sales. They purchased 11% of homes in July, down from 12% a year ago.
  • Distressed sales: Foreclosures and short sales continue to shrink, comprising 2% of sales in July and down from 3% a year ago. Less than 1% of sales from a year ago were short sales.

Regional Breakdown

Here’s a closer look at how existing-home sales fared in July across the country:

  • Northeast: Existing-home sales dropped 2.9% to an annual rate rate of 660,000, a 4.3% decline from a year ago. Median price: $305,800, down 1.0% from a year ago.
  • Midwest: Existing-home sales rose 1.6% to an annual rate of 1.27 million, which is a 0.8% increase from July 2018. Median price: $226,300, an 8.1% increase from a year ago.
  • South: Existing-home sales rose 1.8% to an annual rate of 2.31 million in July, up 2.7% from a year ago. Median price: $245,100, up 5.2% from one year ago.
  • West: Existing-home sales increased 8.3% to an annual rate of 1.18 million in July, about 0.8% below a year ago. Median price: $408,000, up 3.7% from one year ago.
