Feeling ‘House Rich, Cash Poor’

One in five U.S. homeowners say they feel house rich but cash poor, according to the newly released Hometap Homeownership Study. The rising costs of homeownership nationwide prompted nearly 20% of 675 homeowners surveyed to classify themselves as feeling “house rich, cash poor” most of the time, according to the study produced by Hometap, a firm that provides loan alternatives for tapping home equity. Seventy-three percent of respondents say they feel “house rich, cash poor” at least some of the time.

“We knew there were pockets of homeowners who felt house rich, cash poor—we see that every day in our work—but were surprised to find that one in five feel that way so often,” says Jeffrey Glass, CEO of Hometap. “Mortgage rates are at historic lows, which is encouraging more people to buy, but despite 45 million homeowners with excess equity, we’re seeing really conservative behavior—perhaps a lasting effect of the 2008 financial crisis. Unless wages start to rise relative to home values, we’ll see more homeowners falling into the house rich, cash poor category.”

Eighty-two percent of homeowners cited the main stressor in homeownership as uncertainty over their future income; the next stressor was the anticipated costs of home maintenance and repairs, at 81%.

Millennials may be particularly feeling cash-strapped. Sixty percent of millennial homeowners surveyed say they agree or strongly agree that housing costs make it difficult to achieve their financial goals. Nineteen percent say that 50 to 100 percent of their monthly income goes toward their mortgage payment. Thirty-six percent said they’re also paying off student loans.

Overall, homeowners say they expect the house rich, cash poor issue to worsen. Sixty-six percent say housing costs are rising faster than income, and 77% expect that gap to get worse. Further, 57% of respondents said they can’t find solutions to alleviate being house rich and cash poor. Seventy-three percent said they do not want to take on traditional financing options, such as home equity loans.

“This study from Hometap makes clear that homeowners think there’s a problematic gap between housing costs and income,” says Jeremy Sicklick, CEO of HouseCanary. “But what homeowners need to keep in mind is that on average home values tend to increase steadily across the U.S. It seems likely that homeowners will start to see their properties as usable financial assets that allow them to be more authoritative in managing their financial situations.”

Tiny homes have grown in popularity among consumers who either want to simplify their life or need a smaller abode for affordability’s sake. Regardless of circumstance, apartments are getting smaller, and it’s occurring even as rents are rising, according to a new analysis from Apartment Guide, a real estate listing site.

Just how tiny are some of these homes? Apartment Guide analyzed the size of apartments across 200,000 listings nationwide. They identified Ferrelview, Mo., a suburb of Kansas City, as having the smallest average studio homes among 50 markets tracked. The average studio in Ferrelview averages 342 square feet. Nationwide, the average studio size is 530 square feet, Apartment Guide notes. The national average rent for a studio is $1,065.

The following are the smallest average studio sizes across the country:

Some good decorations to include are pumpkins, wreaths, Halloween throw pillows, and orange twinkle lights.

Have some fun: Plan kid activities for the open house, such as a pumpkin corn-hole or ring toss. Or follow Valerie Burmester, a real estate pro in Seattle, who puts on a mini-scavenger hunt. “While the parents look around, the kids will be on the lookout for those painted pumpkins, fall pillows, photos of a pet in a costume in the bedroom,” Burmester says. “It will be well worth the effort, because both parents and kids can get in on the games while still looking at the home.” Another fun touch, according to Jon Tetrault, a real estate pro with Nick Slocum Team in Warwick, R.I., recommends writing “Not Haunted” on the For Sale sign.

Offer snacks: Halloween is all about the treats. “Fall-themed cookies, homemade pumpkin bread, and apple cider all give a home warmth,” Burmester told realtor.com®. “And they’re delicious for adults and kids.”

Nothing ruins a bathroom like a bad hue, and the gray trend may be one of the worst offenders, designers say.

“Bathrooms tend to be enclosed spaces, so greige-y muddy colors can make the space feel smaller and dingy,” Ariel Okin, an interior designer in New York City, told Apartment Therapy. “Lighter colors like bright crisp whites, powder blues, and spring greens always play really well in a bathroom, as do moodier shades such as inky navy and hunter green.”

A “gold beige” is a color that design consultant Kelly Bernier told Apartment Therapy she avoids as a bathroom color. “It’s not a current color, doesn’t work with any recent tile, and will make your room look dated,” she says. “Greige” is a range of colors combining grey and beige; some tones are warmer and some are cooler.

On the other hand, bright and neutral paints—like blues and whites—work great in bathrooms when paired with textures and color in the finishes, Sara Raak, a lifestyle and product stylist, told Apartment Therapy.
