The amount of time it takes to sell a home has been dropping for the last four consecutive years, but in February, the typical home sat on the market for 83 days, which is unchanged from a year ago. That’s a sign that the market is slowing but not reversing, according to realtor.com®.

The site’s researchers evaluated the 250 largest metro areas from March 2018 to February 2019 to see where homes are selling the fastest, and there’s wide fluctuation. For instance, in the fastest-moving markets, homes are selling in about 30 days, while in some of the slowest markets, homes are taking 131 days to sell.

Many of the markets seeing the quickest sales are in pricey coastal areas, and markets that are seeing homes linger the most are in smaller Midwestern and Southern cities where home prices have long lagged, realtor.com® notes. “In a lot of these markets, you can probably negotiate on price more than you could a year ago,” says Danielle Hale, realtor.com®’s chief economist. But “in a fast-moving market, you need to move quickly. A home you saw one week might be gone the next.”

The following markets are seeing some of the quickest sales this year, according to realtor.com®:

San Jose, Calif.

  • Median list price: $1.1 million
  • Median days on market: 30.1

Salt Lake City

  • Median list price: $397,000
  • Median days on market: 37

Seattle

  • Median list price: $592,000
  • Median days on market: 37.8

Denver

  • Median list price: $462,000
  • Median days on market: 40.2

Boise, Idaho

  • Median list price: $340,000
  • Median days on market: 40.9

On the other hand, the markets where homes are lingering on the market for some of the longest times are Brownsville, Texas (130.9 median days on the market); Claremont, N.H. (119 days); and Houma, La. (112.8 days).

Keeping up with technology, facing increased competition from nontraditional market participants, and growing concerns over housing affordability are the top challenges that real estate firms say they’re increasingly alarmed about, according to the National Association of REALTORS®’ newly released 2019 Profile of Real Estate Firms. NAR’s report is based on a survey of more than 6,000 executives and senior management at real estate companies, both commercial and residential.

Forty-four percent of real estate firms said they expect competition from virtual firms to increase over the next year, and 43 percent expect the same from nontraditional market participants.

“It is clear that the real estate industry is rapidly changing, and with that comes growing competition in the market,” says NAR CEO Bob Goldberg.

Real estate firms also expressed concerns over young adults’ place in the housing market. Fifty-eight percent of firms said they were concerned with millennials’ ability to purchase a home, while 46 percent said they were concerned about millennials’ view of home ownership.

Despite some perceived challenges, the majority of real estate firms remain confident that sales and profits will increase over the next year.

“Real estate firms continue to look optimistically toward the future, with a majority expecting profits to increase in the next two years,” says NAR President John Smaby. “These trends are positive signs, particularly in our constantly evolving industry.”

Some additional highlights from the survey:

  • Finding business: Firms reported that about 30 percent of their sales volume is from past client referrals, and 30 percent are from repeat business with past clients.
  • Sales volume: Firms with only one office had a median brokerage sales volume of $4.2 million in 2018, down from $4.3 million in 2016. Firms with four or more offices had a median brokerage sales volume of $100 million in 2018, down from $235 million in 2016.
  • Transaction sides: Real estate firms with one office averaged 18 transaction sides in 2018, down from 20 in 2016. Firms with four or more offices averaged 478 transaction sides, down from 550 in 2016.

Home equity continued to increase in the fourth quarter of 2018, with more homeowners profiting over rising home prices. U.S. homeowners with a mortgage saw their equity rise by 8.1 percent year over year in the fourth quarter of 2018, according to CoreLogic’s Home Equity Report, released Thursday.

The average homeowner has gained $9,700 in home equity between the fourth quarter of 2017 and the fourth quarter of 2018, the report showed. Western states saw some of the most significant annual gains. Nevada homeowners, for example, saw an increase of $29,400 in home equity over the past year, and Hawaii homeowners saw gains of about $26,900.

“As home prices rise, significantly more people are choosing to remodel, repair or upgrade their existing homes,” said Frank Martell, president and CEO of CoreLogic. “The increase in home equity over the past several years provides homeowners with the means to finance home remodels and repairs. With rates still ultra-low by historical standards, home-equity loans provide a low-cost method to finance home-improvement spending. These expenditures are expected to rise 5 percent in 2019.”

The number of homes with a mortgage in negative equity—where the homeowner’s loan balance is higher than the home’s current worth—was at 2.2 million, or 4.2 percent of all mortgaged properties in the fourth quarter.

However, with predictions of a 4.5 percent increase in home prices over the next year, about 350,000 homeowners could be lifted from being underwater and restored to positive equity, says Frank Nothaft, CoreLogic’s chief economist.

The majority of Americans—79 percent recently surveyed—still believe that owning a home is a vital component of achieving the American dream, according to a Bankrate.com survey of more than 2,000 consumers. Americans placed achieving home ownership ahead of retirement (68 percent), having a successful career (63 percent), and owning an automobile (58 percent), according to the survey.

While the majority of respondents rated ownership high, they do see several challenges to overcome to achieve it. About half of the survey’s respondents say they don’t own a home because they can’t afford it on their income. Four in 10 Americans say they don’t own because they can’t afford a down payment and closing costs, while one-third cite high home prices as the major obstacle.

But a rigid savings plan could put more consumers into home ownership. “Put yourself on financial lock down for at least six months before purchasing a home,” says Dana Scanlon, a real estate pro with Keller Williams Capital Properties in Bethesda, Md. “Don’t buy new furniture, keep your old car running, and check your spending habits.”

Luis Rosa, a financial planner in Henderson, Nev., suggests a two-year plan to save up for closing costs and a down payment and to boost credit scores.
