The two largest sources of mortgage money in the United States want self-employed loan shoppers to know that their chances of getting a home loan approved have increased.

Fannie Mae and Freddie Mac have rolled out automated underwriting technology for lenders that take a lot of the guesswork and risk out of the approval process for mortgage applications of the self-employed.

One of the reasons lenders have been reluctant to approve loans if you’re self-employed is because it’s expensive, time-consuming, and labor-intensive to gather and analyze the paperwork needed to verify your income and gauge your risk. It’s much easier and profitable to process applications of wage or salaried employees who get a W-2 issued by their employer.

But this new technology, incorporated into the companies’ automated underwriting systems, enables lenders to analyze the paperwork quickly and accurately so they can come to a decision in a fraction of the time it used to take and with far less speculation involved.

The process potentially increases efficiency so much that even small community banks in rural areas can find it cost-effective to consider loan applications that before they might have passed on.

Families love their pets, and dogs in particular tend to be a household favorite. But moving can be stressful for a family pet, and realizing that, more buyers are factoring Fido into their buying decisions. Indeed, 81 percent of respondents to a National Association of REALTORS® survey in 2017 said that animal-related considerations play a role when deciding on their next living situation. Ninety-nine percent of pet owners surveyed said they consider their animal part of the family, and many are willing to make sacrifices when it comes to buying and selling homes for their beloved pet.

Real estate brokerage Redfin partnered with Rover, a network of pet sitters and dog sitters, to find the top cities for dog lovers. They analyzed more than 14,000 counties across the country to find the highest count of dog walkers and sitters, as well as total hours and distance per walk by each dog walker. They combined that with data of online listing descriptions that contained the keyword “dog.” The study also pinpointed the most popular breed in each area.

The study found that the following cities go to the dogs:

1. Seattle

  • Top dog: Mixed breed

3. Denver

  • Top dog: Labrador retriever

4. Manhattan, N.Y.

  • Top dog: French bulldog

5. Washington, D.C.

Technology may be aiding home searches, but buyers know they can only go so far before they need a real estate agent. Eighty-seven percent of all buyers purchased their home through a real estate agent—and 92 percent among buyers 28 and younger, according to the National Association of REALTORS®’ newly released 2019 Home Buyers and Sellers Generational Trends Report.

The biggest benefit of using a real estate agent during buyers’ home search was the help they provided understanding the process, with young home shoppers ranking that benefit particularly high. Also, buyers appreciated agents who pointed out unnoticed features and faults with the property.

Referrals continue to be an important way to get new clients in real estate. Most buyers, regardless of their age group, found a real estate agent by receiving a referral from a friend, neighbor, or relative. Sixty-eight percent of buyers interviewed only one real estate agent.

Some of the characteristics buyers say they value most about their real estate agent: “Honesty and trustworthy,” followed by the agent’s experience and their reputation.

Seventy-eight percent of home buyers say a linen closet in the master bathroom is “desirable” or an “essential/must-have feature,” according to the National Association of Home Builders’ 2019 What Home Buyers Really Want Survey. The report is based on responses from recent and prospective home buyers who plan to purchase within the next three years.

Buyers were asked to rate a list of features they most wanted in a bathroom. A shower stall and tub combo and a double vanity ranked high on the list. Private toilet compartments in the master bath and a white toilet, tub, and sink also topped the list.

Mortgage Rates have Largest Drop in a Decade

Mortgage Rates have Largest Drop in a Decade

The 30-year fixed-rate mortgage plunged 22 basis points this week, the largest one-week drop in 10 years, Freddie Mac reports in its weekly mortgage survey.

“The Federal Reserve’s concern about the prospects for slowing economic growth caused investor jitters to drive down mortgage rates by the largest amount in over ten years,” says Sam Khater, Freddie Mac’s chief economist. “Despite negative outlooks by some, the economy continues to churn out jobs, which is great for housing demand. We have recently seen home sales start to recover and with this week’s rate drop, we expect a continued rise in purchase demand.”

Freddie Mac reports the following national averages with mortgage rates for the week ending March 28:

  • 30-year fixed-rate mortgages: averaged 4.06 percent, with an average 0.5 point, falling from last week’s 4.28 percent average. Last year at this time, 30-year rates averaged 4.40 percent.
  • 15-year fixed-rate mortgages: averaged 3.57 percent, with an average 0.4 point, dropping from last week’s 3.71 percent average. A year ago, 15-year rates averaged 3.90 percent.
  • 5-year hybrid adjustable-rate mortgages: averaged 3.75 percent, with an average 0.3 point, falling from last week’s 3.84 percent average. A year ago, 5-year ARMs averaged 3.66 percent.
