How to Combat Loneliness Around Social Distancing

With shelter-in-place orders and social distancing restrictions becoming more common, people are seeing less of each other. This “social recession,” aimed at controlling the outbreak of COVID-19, also is heightening a sense of loneliness. Connecting with neighbors and others may be more challenging, but you can still find opportunities to “dig deep and get connected,” Erin Peavey, an architect and design researcher on health and wellness for architecture firm HKS, told Curbed.com.

Twenty-seven percent of Americans over age 60 live alone. AARP is offering suggestions to how people can still connect, such as sending a letter, creating a virtual book club, playing board games, or ordering a hobby box. Nextdoor.com, a neighbor-based social network, has launched Help Maps and Groups, in which local residents can assist at-risk members of the community by running errands or bringing aid. Meetup is offering guidelines on how to host online-only gatherings and events.

An article at realtor.com® also suggests several ideas, such as curbside drop-offs for elderly neighbors, writing letters to a local nursing home, or becoming a virtual volunteer. Kathy Green started a Facebook group to organize residents in her hometown of Birmingham, Ala., who could sew or distribute homemade masks to those who needed them. The group quickly grew to a crew of 1,300 volunteers.

Also, consider creating inspiring window art to bring cheer to your neighborhood or sponsoring a block party with social distancing guidelines in mind. For example, in Eugene, Ore., neighbors arranged a dinner party from their front yards. They ordered pizza to eat on their front steps, and they remained separate from one another but were still able to connect. “We just wanted a way to communicate with one another when we can’t give each other hugs,” Mary Lou Vignola told the Register-Guard. “Just to be social when we’re being isolated.”

Supportive social networks are key to lessening the stress of the current situation, Julianne Holt-Lunstad, a professor who has conducted research on the significant long-term effects of a lack of social connection, told Curbed.com. Reaching out to isolated members of the community with a text or video call can be very meaningful, she says. “When we are facing some kind of stressor or threat in our environment, the perception that we can turn to others for help and rely on them—and that they have our backs—lets us cope with them much better,” she told Curbed.com. “While we can’t be physically present right now, we can check in with people via email or text. Reaching out to people, asking how they’re doing, and listening to them—all these things can be beneficial.”

Strategies to Combat COVID-19 Spread in Buildings

The COVID-19 pandemic poses a wide range of issues for commercial real estate. Building managers and owners should consider reviewing their operational strategies in light of the virus, experts said during an Urban Land Institute webinar last week, before many areas of the country issued or extended shelter-in-place orders.

Catherine L. Troisi, associate professor at the UTHealth School of Public Health in Houston, discussed some of the unknowns in the trajectory of the coronavirus that point to the need for long-term vigilance. “Most respiratory conditions subside in warmer weather. Even if this virus does significantly decrease, would it return in the fall?” Troisi said. “How long do we need to do physical distancing? Two weeks is probably not long enough.”

Places matter, especially buildings, given that Americans spend 90% of their time indoors, said Whitney Austin Gray, senior vice president at the International WELL Building Institute. “It’s difficult to tell if buildings are healthy without third-party verification. The invisibles of water and air need to be made visible through performance testing.”

Gray also emphasized the role of prevention. “It’s important to increase ventilation—open windows if possible. Turn off air re-circulation. Consider how units and components of HVAC and filtration systems are cleaned and disinfected. Keep the humidity above 30%.”

Susan Bazak, principal of Bazak Consulting, recommended incorporating three key areas in building planning:

  1. People, including tenants and staff. Encourage sick people to stay home, practice appropriate etiquette, use cleaning protocols, and follow travel guidance. Employees who have a sick family member should inform the employer, who should keep the information confidential. Revisit your HR policy.
  2. Communication based on best practices. Pitfalls include mixed messaging, getting information out late, and failing to counter rumors. “Look at who your audiences are and what the communication modalities are,” Bazak said. “Use credible sources of information, such as the Occupational Safety and Health Administration, the Centers for Disease Control and Prevention, and the University of Minnesota Center for Infectious Disease Research and Policy.”
  3. Continuation of essential business. Think about how your business can adapt to long-term challenges in its supply chain and transportation. How will you deal with shortages?

“Certain factors—including increased trade and travel, deforestation, climate change—are pushing us into a new era of viruses,” Bazak says. “We need to include growing risk in our planning and work toward resilience.”

February Pending Sales Reveal Healthy Housing

Pending home sales, a forward-looking indicator based on contract signings, rose 2.4% month over month and 9.4% year over year in February—a fresh sign that the underpinnings of the real estate market are strong, even as the coronavirus outbreak poses significant challenges, the National Association of REALTORS® reported Monday. All four major regions of the country saw an increase in pending home sales last month.

Downward pressure on those numbers is expected moving forward, as NAR’s latest housing data reflects a time period before the nation began adopting social distancing measures to control the spread of COVID-19. “February’s pending sales figures show the housing market had been very healthy prior to the coronavirus-induced shutdown,” says NAR Chief Economist Lawrence Yun. “Numbers in the coming weeks will show just how hard the housing market was hit, but I am optimistic that the upcoming stimulus package will lessen the economic damage, and we may get a V-shaped robust recovery later in the year.”

Given the new social and business realities surrounding COVID-19, real estate professionals have quickly adapted by offering virtual tours of properties online, as well as using electronic signatures and remote closings to keep transactions moving forward. “Many of the home sales that are likely to be missed during the first part of 2020 may simply be pushed into late summer and autumn,” Yun says.

Owners Are Most Eager to Lower Mortgage Payments

As mortgage rates hover near historical lows, homeowners have eyed taking advantage of them to lower their monthly payments. Refinancing dollar volume was up a whopping 138% in the fourth quarter of 2019 compared to a year ago and was at the highest level since the first quarter of 2013, according to a new report from ATTOM Data Solutions, a real estate research firm. That report also was before mortgage rates took a record-breaking dip at the beginning of March, when Freddie Mac reported the 30-year fixed-rate mortgage averaged 3.29%.

High-cost metros such as Los Angeles, New York, and Boston are among those seeing some of the largest upticks in residential refinancing applications. By percentage increase, Los Angeles saw one of the largest increases with refinancing applications, up 158.8% annually, followed by Chicago, up 144.5% annually.

“The fourth quarter was a banner period for residential mortgages across the Untied States, as declining interest rates and a strong economy helped spur more than 2 million borrowers to sign on for new or refinanced loans,” says Todd Teta, chief product officer at ATTOM Data Solutions. “Refinancing largely drove the trend, with more than twice as many homeowners trading in high-interest mortgages for cheaper ones than in the same period of 2018. These trends could all change when the economic fallout from the coronavirus outbreak hits. But the last few months of 2019 saw a burst of lending activity not seen in the U.S. housing market for several years.”

Also, while many homeowners sit on records amounts of home equity, they aren’t drawing from it much yet. A total of 307,180 home equity lines of credit were originated on residential properties in the fourth quarter of 2019, down 5.5% from a year earlier.

The era of sheltering in place during the COVID-19 outbreak has turned homes into security blankets, where comfort reigns, they say.

“Austere polished concrete floors, stone walls, all-white color palettes, and industrial finishes can be found in homes nationwide,” realtor.com® notes in its article. “Today, that vibe feels detached from the world that we’re living in, where a safe, comfortable space to hunker down is the true luxury.”

Designer Sheila Bridges says a trend toward “more is more” design likely will take root. “I believe that the trend has already begun to swung back toward maximalism; perhaps, ultimately, we land somewhere in between,” Bridges told realtor.com®.

Trends like wallpaper have already been re-emerging in recent years. Designers also recommend bringing out treasures from past travels and memories to display. Plush blankets and throws—always a favorite of home stagers—likely will be spotlighted in a bigger way going forward as they’re draped over furnishings. Further, colorful pillows and geometric patterned rugs can help liven up a space

“You can work wonders with lighting,” Susan Solliday, president of the Arizona North chapter of the American Society of Interior Designers, told realtor.com®. “Think about a fabulous hotel you have stayed in—or for that matter, an image of one. They are not cluttered with things, but they do have the right lighting. The amount and type of lighting directly affects your concentration, appetite, and mood. Lighting also creates depth, shadow, and accentuates the important.”

After the Sept. 11, 2001, terrorist attacks, a similar aesthetic shift became apparent, designers note. “People wanted to be at home with their loved ones, and it became more important for designers and homeowners to create homes that felt safe, secure, warm, and livable,” Bridges says. “Home offices or live/work/play spaces will continue to grow in importance.” Indeed, designers predict a wave of formalized home offices to gain popularity as the transition to remote working from home continues to play out.
