Home owners fear on the houses they buy.

Home owners have been leveraging record equity on the homes they have, but many are worrying about their investments.  A report from Lending Tree shows that more than 1500 home owners in  the USA to see what they feel about home ownership.

Most seem to worry about the big repairs that always seem to happen with homes.  Over 1/3 of the people that responded to the survey list major repairs like roofs, siding and windows and doors as their biggest fears.

Other fears that were returned on the survey from home owners were:

  • 17% The value of the home will drop
  • 13% Higher mortgage payments due to taxes
  • 8% Having trouble buying a new home
  • 6% Having trouble selling the existing home
  • 4% Will not be able to afford the mortgage should something happen to income

 

About 2 % had other worries and over 18% of home owners surveyed had no worries what so ever about the home they purchase.

A lot of people that took the survey worried that the homes people are buying are starting to be less affordable.   And because of the higher home purchase price they are not planning on moving anytime soon so the major repairs are always on their minds.

So basically the higher home prices become the more home owners with sit tight, but in doing that they conversely start to worry or fear about major repairs that are coming down the pipeline.   So it’s basically a cart before the horse analogy or a chicken of egg, whichever you please.

Don’t Leave Tax Breaks on the Table

Remind your sellers to ask their financial advisers about the tax deductions they’re eligible for in a home sale. One of the big ones they may qualify for: selling costs.

As long as the costs are directly tied to the sale of the home, they qualify for tax breaks. Also, sellers who have lived in their home as their principal residence for at least two out of the five years prior to selling it can earn tax advantages. “You can deduct any costs associated with selling the home—including legal fees, escrow fees, advertising costs, and real estate agent commissions,” says Joshua Zimmelman, president of Westwood Tax and Consulting in Rockville Center, N.Y.

But tax experts warn that these costs can’t be deducted like mortgage interest. They are subtracted from the sales price of the home. That turns into a capital gains tax.

Other potential deductions for sellers are home improvement and repair costs. Sellers who made renovations to make their home more marketable may be able to deduct those costs from their taxes. Renovation projects could include painting the house or repairing the roof or water heater, for example. “If you needed to make home improvements in order to sell your home, you can deduct those expenses as selling costs, as long as they were made within 90 days of the closing,” Zimmelman says.

It’s a great time to be a home buyer

A strong economy, low unemployment, low mortgage rates, and alluring mortgage rates are making it a great time to buy a home, according to a newly released report from LendingTree, an online financial services marketplace. The amount of income that buyers spent on their mortgage payments also dropped from 2010 through 2019, despite higher home prices.

“If you are in a point in your life where you’re considering buying a home today, it’s a better time to buy than 10 years ago,” Tendayi Kapfidze, LendingTree’s chief economist, told realtor.com®. “If you can get a mortgage, you’re getting much lower interest rates, and it enables you to afford more. But that also means that you’re competing with more buyers, who are bidding up the prices.”

Indeed, median sales prices jumped 53.5% between early 2012 and summer 2019, according to realtor.com®. But a decrease in average mortgage rates—by more than a percentage point from the start of the decade—is helping to offset some of that uptick. Mortgage rates have dropped from 5.09% to 3.74% during that time period. That drop could save borrowers hundreds of dollars a year to tens of thousands over the life of the loan, realtor.com® reports.

Since the Great Recession, borrowers are being more responsible too, Kapfidze says. They’re “much healthier financially than they were 10 years ago,” Kapfidze says. “One reason is because of low mortgage rates. If you refinance, [you can] reduce your monthly mortgage payments.”

Homeowners are also sitting on more equity. In 2012, nationwide equity reached a low of $8.2 trillion. In 2019, it grew to about $18.7 trillion.

Real estate investing may still feel out of reach to many consumers, but a new trend growing from startups is fostering “micro-investing” to help a new wave of investors jump in—sometimes for as little as $5.

“The best portfolios are diversified, and real estate performs very uniquely, in a way that is uncorrelated to the stock market and bonds … We want to offer the same asset at a lower price point,” Janine Yorio, founder and CEO of Compound, a real estate micro-investment startup offering an app that allows micro-investors to purchase shares of properties the company hopes to sell at a profit for investors.

Following a model that is similar to real estate investment trusts, micro-investing companies offer investors the chance to become part owners of a property. “REITs are just like owning stock, subject to stock market volatility and other unrelated factors to the actual performance of a property,” Darren Powderly, co-founder of CrowdStreet Inc., a micro-investment company that allows investors to buy shares of commercial real estate nationwide. “So in addition to REITs, savvy individual investors add private real estate to their portfolios for greater diversification and returns.”

The startup Compound says it intends to raise $10 billion a year to purchase properties and make them available as micro-investments. To date, the company has raised $2 million. Compound currently allows people to invest in a share of a luxury apartment in Miami Beach’s “Billionaire Bunker” island for $260. After three to five years, Compound will sell the properties and then distribute the profits to the investors.

“We’re looking to give people access to properties they would want to own for themselves and are proud to say they own a part of—but that also makes a great long-term investment,” Yorio told Yahoo Finance.
