Virtual Tours Amid Coronavirus Fears

Some brokerages are already reporting a significant drop in demand from home buyers and home sellers as fears grow over a COVID-19 outbreak in the U.S. Glenn Kelman, CEO of Redfin, posted in a blog post on Wednesday that following the first U.S. death from the new coronavirus in Seattle, the firm has noticed a significant drop in buyer tours in some locales.

In response, Redfin has launched on-demand virtual home tours. Starting on Wednesday, home buyers can use a pushbutton tool at the brokerage’s site to ask the real estate agent to conduct the tour virtually via video chat. Before, that pushbutton tool was only used for requesting a private, in-person tour of homes for sale. Redfin has decided to give home shoppers the option of touring homes virtually in case they prefer to stay at home.

Kelman also said in the blog post that buyers can complete the contract virtually, if they choose, in states that allow it. They can close on a mortgage and title service electronically. “If you’d rather not meet others except where necessary, we can let you see a home, bid on it, and close on it, all virtually,” he writes.

The coronavirus has been having an impact on the real estate industry, making buyers skittish to tour homes or visit open houses and influencing mortgage rates.

Kelman said that agents in Seattle are working with sellers who are concerned about potential spread of the virus from people touring their homes. “Three canceled their listings, and at least one buyer canceled an offer,” he noted.

But in other areas of the country, agents have reported little disruption. In Portland, Ore., which had the first three confirmed cases of the virus in the U.S. last week, agents are reporting little change in customer behavior, except a few customers asking to meet agents in private rather than at a coffee shop.

Kelman says the brokerage has taken some extra precautions, such as advising its real estate professionals not to shake hands with customers who are concerned about having contact with new people. He says they’re also advising home sellers to have household cleaning spray and wipes available at private showings so that agents from other brokerages can use them after a tour. Redfin is also supplying its agents with wipes and cleaning materials to wipe down frequently touched objects.

Videos have also grown more popular than podcasts, according to the studies.

Even on the photo-driven social network, Instagram, videos get better engagement than photos (with an average engagement rate for video posts at 1.87% compared to average engagement rate for photo posts at 1.11%).

Video posts earn the highest engagement of any other type of content on Facebook, and tweets with video get 10 times more engagement, the studies show.

YouTube—the popular medium for delivering video—has more than 2 billion users visiting every month and is the second most visited website after Google, which owns YouTube. Consumers watch 1 billion hours of YouTube every day, and 70% of that watching occurs over a mobile device. Further, visitors don’t just watch; they also engage. Seventy percent of YouTube users are engaging with creators and channels. What’s more, consumers are using video to influence their purchases. Eighty percent of consumers who watched a YouTube video said they did so early on as part of their buying journey.

Apartment Supply Expected to Increase

The apartment sector is expected to have a banner year, with new supply reaching a three-decade high across the country’s 150 largest apartment markets, according to a new report from RealPage, a property management software firm. For this year, the company is predicting 371,000 new units will enter the multifamily market.

Larger markets like Los Angeles are expected to see a surge in new units, and researchers say many smaller markets are expected to see an uptick too.

In January, construction starts for multifamily units hit a 34-year high. Multifamily starts are up across the country, with every region in the U.S. posting increases. Multifamily completions more than doubled in the Midwest in January (184%) and were up 19.8% in the South and 46% in the West.

Home staging and real estate professionals often aim to evoke a calm, restful retreat when prepping a bedroom for showings. After all, that’s the part of the home where owners typically spend seven to eight hours a day. However, designers say the bedroom shouldn’t be completely neutral and devoid of any colors or patterns. One trendy way designers say a bedroom is being made more memorable is through patterned fabric headboards.

“I think the moment for simplicity in a bedroom has been done, and people are now wanting to see a bit more interest and playfulness in the bedroom,” Joyce Downing Pickens of JDP Interiors told Forbes.com. “A great way to ease into this is an upholstered headboard in a fun pattern.” The pattern could be in solids, stripes, or other contemporary or traditional prints.

Lighting is important in staging a space, too, designers say. But don’t focus only on a table lamp. “Choose a gorgeous chandelier, pendant, or flush mount that is beautiful from all angles, including the bed,” Mel Bean of Mel Bean Interiors told Forbes.com.

Also, add in a place for seating, whether with upholstered chairs or a bench at the foot of the bed. “If your space is big enough, then a must-have is a bench at the foot of the bed,” Karin Bohn of House of Bohn told Forbes.com. “Having the extra piece of furniture for storage is important. It is also nice to have a place to sit down when getting ready or a space for extra decor.”

LeeAnn Baker of LeeAnn Baker Interiors told Forbes.com that creating a separate sitting area in a bedroom—such as with two chairs and an ottoman—is a great way to stage a space. Also, don’t forget to layer in the design of the space. “Layers are so important: various textures in the bedding and fabrics, mixing antique wood with a sleek bone nightstand, and statement lamps with mixed metals,” Bean adds.

Architectural Elements Best Left Untouched

Some items in older homes should not be touched in a remodel, designers warn.

Homeowners should hold off on removing certain architectural details because they could be removing some selling points in the process.

“Architectural features that give homes distinct character should be left intact,” Patrick Garrett, a broker and owner at H&H Realty in Trussville, Ala., told realtor.com®. “There are home buyers looking for homes with unique features and older homes with character and charm.”

Realtor.com® highlighted several qualities in older homes that shouldn’t be touched, and molding was at the top of the list.

“On the inside of the home, the first things we salvage are the staircase, window trim, and crown molding,” Thomas Kenny, co-founder of Scott Simpson Design + Build in Northbrook, Ill., told realtor.com®. “The original molding, in particular, gives the home character and is usually crafted from high-quality materials that will stand the test of time.”

Stained glass is another feature that experts recommend keeping, and it can make a home more valuable. “Once you come across [stained-glass windows], you will remember them for a lifetime,” Anastasios Gliatis, CEO at Anastasios Interiors in New York City, told realtor.com®. “They also provide a spiritual, peaceful feeling, since they are identified with churches.”

Exposed brick walls are nothing to put a sledgehammer too either. Instead, make it the focal point of the room, says Laurie DiGiacomo, principal designer at Laurie DiGiacomo Interiors in Ho-Ho-Kus, N.J. “You should not remove exposed brick, because it lends a unique architectural element that brings texture and a rustic vibe to a space,” she told realtor.com®.

Don’t touch those doors either, designers add. Solid core and paneled doors don’t compare to todays’ big-box styles. “Old solid-core doors, and often their metal elements like doorplates, are real gems,” Jonathan Self, a real estate professional at Center Coast Realty in Chicago, told realtor.com®. “You can’t buy these with any amount of money, because the craftsmanship it takes to make them doesn’t exist anymore.” Gliatis adds that preserving paneled doors that include brass knobs and hinges is particularly a smart move because they are expensive and difficult to find nowadays.

Foreclosures Are Rising Again

More vacant foreclosures are appearing in some markets. But while pockets of property distress continue to haunt those areas, economists say there’s no need for panic.

Vacant homes in foreclosure limbo—labeled “zombie foreclosures”—rose 3.1% in the first quarter, according to a newly released report from ATTOM Data Solutions, a real estate data firm. About 282,800 homes are in the process of foreclosure, and 8,700 are sitting empty as zombie foreclosures, the report notes.

While the percentage has risen, it is still down from 5.8% in the first quarter of 2014, when zombie foreclosures were much more troublesome for the housing market.

The number of properties in the process of foreclosure in the first quarter of this year is falling, but the number of vacant foreclosures that occupy that number is rising, the report indicates.

“Homes abandoned by owners facing a possible foreclosure remain little more than a blip on the radar across the country, as one of the main scourges of the Great Recession continues to show little or no signs of re-emerging,” says Todd Teta, chief product officer with ATTOM Data Solutions. “Even with the slight increase in these so-called ‘zombie foreclosures,’ so far this year, there are still pockets of distress with elevated numbers of abandoned homes. But in yet another reflection of how the national housing market is still booming, you can drive through many towns and not pass a single such property.”

By metro level, Peoria, Ill., has the highest percent of zombie foreclosures at 12.7%, followed by Cleveland at 10.5%, Youngstown, Ohio at 9.1%, Syracuse, N.Y., at 8.8%, and Knoxville, Tenn., at 8.8%.

Overall, more than 1.52 million U.S. single-family homes and condos are vacant, which represents 1.5% of all homes, according to the report. Zombie foreclosures represent a fragment of that—one in every 175 properties, or less than 1 percent, according to the report.
