Pending home sales, which track signed purchase agreements before closing, declined toward the end of the year and remain slightly lower compared with the same time last year. While that may sound concerning, most economists view the slowdown as a temporary pause rather than a major market shift.

Across Pennsylvania, New Jersey, and Delaware, the biggest factor affecting the market right now is still limited inventory. Many homeowners remain hesitant to list their properties, often because they secured very low mortgage rates in previous years. For buyers in the Mid-Atlantic region, that means fewer choices and continued competition for well-priced homes. Even though mortgage rates have improved somewhat compared to their recent highs, inventory shortages continue to shape the pace of the market.
