Crucially, around <strong>10%<\/strong> of those newly qualifying households\u2014some <strong>550,000 buyers<\/strong>\u2014could act and purchase a home within the coming <strong>12\u201318 months<\/strong> .<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Metro Areas Poised for Growth<\/h3>\n\n\n\n<p>At NAR\u2019s July Real Estate Forecast Summit, real estate professionals learned that metro markets such as <strong>Atlanta, Dallas, Minneapolis, Cleveland<\/strong>, and <strong>Kansas City<\/strong> stand to see the most notable increases in home sales if rates indeed dip to that 6% threshold .<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">When Could This Happen?<\/h3>\n\n\n\n<p>As of July 10, the average 30-year fixed mortgage rate stood at <strong>6.72%<\/strong>.. However, Federal Reserve policymakers are expected to cut short-term interest rates several times over the next 12 to 18 months, potentially helping mortgage rates fall toward that key 6% mark by <strong>2026<\/strong>. NAR forecasts suggest that such a shift could deliver a <strong>14% boost in home sales for 2026<\/strong>, compared to just <strong>3% growth in 2025<\/strong>.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Buyer Behavior: To Wait or To Act?<\/h3>\n\n\n\n<p>Inventory is finally on the rise\u2014existing homes for sale were up <strong>20%<\/strong> year-over-year, even as some markets saw inventory jump by as much as <strong>80%<\/strong>. That means buyers may have more leverage than before, with some listing agents reporting price reductions as well.<\/p>\n\n\n\n<p>NAR still expects modest nationwide price growth: <strong>1% in 2025<\/strong>, followed by a stronger <strong>4% in 2026<\/strong>.
