Are You Willing to Move for a Job?

Fewer Americans are willing to uproot their lives to move for new job opportunities, suggests new census data.

About 3.5 million Americans relocated for a new job last year, a 10 percent drop from 3.8 million in 2015. The number has been trending lower, despite the overall population increasing 20 percent over that time, The Wall Street Journal reports.

Why are more people staying put? Experts told WSJ that some blame may rest on rebounding real estate values. Housing costs have soared higher in some regions where jobs may be more plentiful, like East and West Coast cities, but it may be pricing out some who may have otherwise been willing to relocate.

Also, more adults are making decisions with their children’s input, and that may also be part of their reluctance to disrupt friendships or routines, says researcher Thomas Cooke, who studies U.S. mobility patterns and is also a sociologist at the University of Connecticut. The number of adults caring for aging parents has grown, too. Women also are contributing more to family’s incomes in recent years—this may make it more difficult to move to a new area for only one spouse’s job.

“Such trends are chipping away at the once-common pattern of families following careers—typically the husband’s—and changing how workers think about distant job opportunities,” WSJ reports.

The share of job seekers relocating has decreased significantly since the late 1980s. In the 1980s, more than a third would move to take new job opportunities elsewhere, according to surveys from Challenger, Gray & Christmas Inc., an outplacement firm. Only about 10 percent of job seekers relocated in the first half of this year, Challenger told WSJ.

John Toey, a principal with Salveson Stetson Group Inc., an executive search firm, told WSJ that he used to assume job candidates would be willing to move when he interviewed for jobs.

“Now we go into the situation thinking it probably is an issue, so we need to bring it up,” he says. He notes the conversations have gotten much more in-depth about having to discuss job seekers’ spouse’s careers and their children’s school needs—“the whole life situation of the candidate,” he says.

Borrowers had slightly more relief with mortgage rates again this week. The 30-year fixed-rate mortgage rate dipped again, averaging 4.53 percent, Freddie Mac reports.

“The stability in borrowing costs comes despite the highest core inflation rates since 2008 and turbulence in the currency markets,” says Sam Khater, Freddie Mac’s chief economist. “Unfortunately, this pause in rates is not leading to increasing home sales.”

Last week, mortgage applications for home purchases once again trailed levels from last year. “It’s clear that in some markets the combination of ascending home prices, limited affordable inventory, and this year’s higher rates are curtailing home buyer demand,” Khater says.
Freddie Mac reports the following national averages with mortgage rates for the week ending Aug. 16:

  • 30-year fixed-rate mortgages: averaged 4.53 percent, with an average 0.5 point, falling from last week’s 4.59 percent average. Last year at this time, 30-year rates averaged 3.89 percent.
  • 15-year fixed-rate mortgages: averaged 4.01 percent, with an average 0.5 point, dropping from last week’s 4.05 percent average. A year ago, 15-year rates averaged 3.16 percent.
  • 5-year hybrid adjustable-rate mortgages: averaged 3.87 percent, with an average 0.4 point, down from last week’s 3.90 percent average. A year ago, 5-year ARMs averaged 3.16 percent.

House hunters who are actively seeking a home to buy are spending significant amounts of time looking for that perfect space, according to a new poll by the National Association of Home Builders. More than half of prospective buyers surveyed in the second quarter said they’d been trying to find the right home for three months or longer.

The two chief reasons why home buyers said their search was taking so long was not being able to find a home with the features they want (45%) and having difficulty finding one at a price they could afford (43%).

The NAHB survey also asked prospective buyers what they would do if they still couldn’t find a suitable home in the months ahead. Fifty-five percent said they would continue to look for the “right” home in their same preferred location; 34 percent said they might expand their search area; 24 percent might be willing to accept a smaller or older home; and 19 percent may up their budget to buy a more expensive home.

But one thing the majority of prospective buyers agreed on: They wouldn’t give up. In fact, only 16 percent said they would end their search if they didn’t find a home soon. This suggests “that despite the difficulties and delays, most prospective buyers will press ahead undeterred in their home ownership goal,” writes Rose Quint, the builder trade group’s assistant vice president for survey research, at the NAHB’s Eye on Housing blog.

An overhaul in how several major credit reporting agencies factor in negative credit information is prompting millions of consumers’ credit scores to rise. Collection events were struck from 8 million consumers’ credit reports in the 12 months ending in June. The New York Federal Reserve reported Tuesday that consumers who had at least one collections account removed from their credit reports are seeing an 11-point increase to their scores.

Critics have long claimed such dings to scores are prone to errors or that they’ve unfairly kept many out of the borrowing market. Equifax, Experian PLC, and TransUnion have all agreed to revamp reports, which stems from a 2015 settlement with state attorneys general on the matter. In the settlement, the firms agreed to remove some non-loan related items that were sent to collection firms, such as gym memberships, library fines, and traffic tickets. They also agreed to strike medical-debt collections that have been paid by a patient’s insurance company.

The majority of consumers who benefited from the recent changes are those who had credit scores below 660 before the collection events were removed, according to the New York Fed.

This could be good news for potential home buyers, as better credit scores are a big factor lenders use in granting cheaper rates for mortgages. And relatively small shifts in scores can make a big difference on loan affordability. A recent study from LendingTree showed that consumers who can raise their credit scores from “fair” (580-669) to “very good” (740-799) could potentially save $29,106 in mortgage costs.
